Villanova Dubai villa resale prices centre on one number: a four bedroom median of AED 3,700,000. That figure comes from 123 clean resales registered with the Dubai Land Department in the 12 months to 14 July 2026, across all five clusters in Villanova, Dubailand. The median rate is AED 1,571 per square foot of built-up area. Every price in this report is a closed, registered sale, or it is labelled as an asking price. No estimates. No portal averages dressed up as fact.
This is the report to check before you price a home here, accept an offer, or believe a valuation. It covers what each cluster closed at, how La Tilia trades against the ready clusters, the gap between asking and closed prices, and what actually moved.
A note on the rates before the tables. Two size numbers exist for every townhouse here: the plot and the built-up area. The public registry records the plot for Villanova townhouses, and most portals repeat it. This report quotes every rate on built-up area, the space you actually live in, and says so at each table. Keep that in mind when a listing quotes you a rate per square foot that looks cheap. It is often the same home measured on the bigger number.

Villanova Dubai villa resale prices by cluster
Villanova is five clusters: Amaranta, La Rosa, La Violeta, La Quinta and La Tilia. They do not trade at one price. Here is what four bedroom resales closed at in the 12 months to 14 July 2026.

Three notes before you quote any of these numbers to a buyer or an agent.
First, Amaranta villa prices sit lowest in cash terms, and that is mostly a size story. Amaranta homes are smaller than the other clusters. On a per square foot basis, the gap to La Rosa and La Violeta is about 190 to 200 dirhams. The half-million dirham gap in the headline prices is floor area, not a weak cluster.
Second, La Quinta closed only 3 four bedroom resales in the whole year. Three sales is not a market. The AED 5,600,000 median is a reference point, not a valuation. Any agent who prices a La Quinta villa off that number alone is guessing.
Third, La Violeta posted the highest cluster median at real volume, and also the widest bottom end. One sale in July 2025 closed at AED 2,600,000, far under the rest of the cluster. It stays in the record because it is a registered sale. But the next lowest close was AED 3,500,000, so read the range with that one sale in mind.
The trend behind the snapshot is simple. Ready four bedroom resales across Villanova had a median of AED 3,150,000 in 2024. In 2025 it was AED 3,600,000. In 2026 to 14 July it is AED 3,700,000. Per square foot on built-up area, that path is 1,355, then 1,549, then 1,592. Prices climbed hard through 2025. In 2026 they have flattened, not fallen.

La Tilia resale prices: same money, more house, two years of waiting
La Tilia is the one cluster still under construction, and that changes the maths. The other four clusters are ready homes with title deeds. Every La Tilia sale is an off-plan assignment.
The clean 12-month four bedroom resale median in La Tilia is AED 3,705,250, from 18 sales. That is almost exactly the AED 3,700,000 median for ready Villanova four beds. Same money. But the home behind the price is not the same. The 18 La Tilia sales split into two built types. Twelve sales were the 2,477 square foot type, at a median of AED 3,587,500. Six were the larger 3,158 square foot type, at a median of AED 4,212,500. The typical ready four bed in Villanova has a built-up area of 2,324 square feet, the median of the 105 ready resales. Both La Tilia types are bigger than that.
So the per square foot rates split. Ready homes closed at a median of AED 1,605 per square foot of built-up area. La Tilia’s smaller type closed at around 1,448. The larger type closed at around 1,334. Across all 18 La Tilia sales the median is AED 1,396, which makes La Tilia about 13 percent cheaper per square foot than the ready clusters. And the bigger the La Tilia type, the lower the rate. In exchange for the cheaper space, buyers wait. Construction stood at 5.02 percent for Phase 1 and 5.35 percent for Phase 2 at the DLD inspection dated 29 June 2026. Handover is 21 August 2028 per the DLD project register, 15 September 2028 per purchase contracts we have seen, and Q3 2028 per the portals. On the waiting risk, the developer’s own record in this community is the useful evidence. Across 14 finished Villanova phases, the median gap between planned and actual completion is 0 days.
The resale record inside La Tilia is short but unusually clean. All 850 units sold out at launch, so every sale since is a resale. Since January 2025, 46 clean resales have registered: 19 four beds and 27 three beds. Thirteen of the 46 closed at exactly the original contract price. None closed below it. Among the sales that closed above cost, the median uplift is 5.9 percent. Quarterly volume has grown from 1 resale to 16 since launch. This is a young market finding its level, and so far the level has held at contract price or better.

Asking prices versus closed prices: the gap that decides your selling time
On 14 July 2026 there were 200 live four bedroom sale listings across Villanova on Property Finder. Their median asking price was AED 3,862,500. The closed median, again, is AED 3,700,000. So the market is asking about 4.4 percent over what it closes at. Every figure in this section that comes from a listing is an asking price, not a sale.
The gap is not even across the community, and the spread tells you which clusters sell and which sit.

One row in that table deserves a hard look. La Violeta is the only cluster where the median ask sits below the median closed price. It is also the cluster that closed the most four bedroom resales in the year, 37 of them. Meanwhile the clusters asking 7 percent over their closed record are where Villanova townhouse resale listings pile up and age. The cluster priced at or under its own record is the one that transacts. That is the entire pricing lesson, written in two rows of a table.
For a seller, the practical reading is this. Price against the closed record for your cluster and you compete with a handful of realistic homes. Price against the asking medians and you join a queue of hopeful listings that the closed record does not support.
For a buyer, the same table is a negotiation sheet. An Amaranta ask carries, on the median, about 7 percent of hope in it. A La Rosa ask carries about 3 percent. Offers built on the closed medians above are not lowballs. They are the record.

Villanova Dubailand transactions: what moved and what sat
Volume across the community is steady, not spiking. Clean four bedroom resales by quarter: 23 in Q3 2025, then 37 in Q4 2025, then 26 in Q1 2026, then 31 in Q2 2026. Three bedroom resales added another 157 closes over the same 12 months, at a median of AED 3,010,000. A four bed changes hands in Villanova roughly every three days. This is a working market, not a hot one and not a stalled one.
What the live listings say about selling time is more limited, and worth stating carefully. Of the 200 live four bedroom listings, 55 had been on the portal for 12 days or fewer as of 14 July 2026. Half had been live for 32 days or fewer. Another 55 had been live for 64 days or more. And 28 listings, 14 percent of the stock, had been sitting for 90 days or longer. Five had passed 180 days. These are days listed so far, on live listings only. The figures are portal-sourced and directional. They are not days-to-sell, because sold homes leave the portal and a relisting resets the clock. No true days-on-market number can be built from portal data alone, so we do not publish one.
One more number from the live stock. Of the 200 four bedroom listings, 67 share a cluster and an identical advertised size with at least one other live listing. That is a conservative proxy for the same home listed by more than one agent. So around a third of the visible market is, at least in part, the same homes repeated. Buyers notice. Every duplicate teaches them the seller is uncommitted, and it weakens the hand on every copy of that listing.

The running cost behind the price
Villanova’s residential service charge for 2026 is AED 4.51 per square foot, per the DLD service charge index, with DH Community Management as the appointed manager. The recent path: 2.84 in 2023, 4.01 in 2024, 4.65 in 2025, and 4.51 in 2026. The 2026 rate is the first year-on-year decrease in the published record. Buyers ask for this number in negotiation more often each year. A seller should know it cold before the first viewing.
How these numbers are made
Every price here is recomputed from transaction-level DLD records. Summary tables are never the source. A resale means a registered sale by an individual owner. Developer registrations are excluded. Three La Tilia registrations are excluded from all figures by name, permanently, because they are partial-share transfers at 10 to 20 percent of contract price, not market sales. Rates per square foot are quoted on built-up area throughout. The DLD size field for Villanova townhouses records the plot, and a rate on plot understates the true rate on liveable space. Asking prices appear only where labelled. Where a sample is small, the count is printed next to the figure, every time.

No honest days-to-sell figure exists from public data, so this report does not invent one. What can be measured: half of the 200 live four bedroom listings had been on the portal 32 days or fewer as of 14 July 2026, and 14 percent had sat 90 days or more. Pricing against closed records, not asking prices, is the strongest lever a seller holds.
