Property advisor · Dubai and Abu Dhabi
I help private clients buy, sell and own prime property well.
I have worked in Dubai real estate since 2014. I base every view on official data, not on opinion. I write openly about the work on my desk. And I will tell you when the answer is no.
How I work
Four things you can count on.
Every view I give you starts with official data on what actually sold and rented, and ends with what is right for you.
I check the facts.
I write up the work.
I tell you no.
I stay until the exit.
Wherever you are
It starts with your situation.
You are buying.
You will understand the home, the building and the market before you commit. Including when to walk away.
The price is tested against what comparable homes actually sold for. The building and the handover are checked. Then I handle the offer, the negotiation and the transfer.
You are selling.
You will go to market with a value you can defend, presented properly, to the right buyers.
The value is set from what has actually sold, not from listings. The home is presented as a prime home should be. Then I handle the offers, through to transfer.
You already own.
You will have someone looking after the return: leasing, valuation, and the right moment to sell.
Leasing at the rent tenants actually pay. A valuation whenever you need one. And an honest view on whether to hold or sell, before you ask.
My promise to you
You will hear the truth. Even when it is no.
If the numbers do not support a deal, I will tell you. On any deal I act for one side, and you will always know which.
Don’t take my word for it
Everything I tell you, you can check.
Property advice is only useful if you can check it. Before you commit, you get a written guide on the exact home, and every figure in it comes with its source.
What the guide covers
01Your brief, checked point by point
What you asked for, and where this home meets it or falls short.
02The area, as it really is
What is built, what is promised, and when.
03The home, room by room
What works and what to know, side by side.
04The price test
Against registered sales and live listings like it.
05Every payment, with fees
Each date and amount, and the true total cost.
06Ten years: low, base and high
An honest range, not a promise.
07The risks, each with a plan
What could go wrong, and what we check before signing.
08Your options, including waiting
This home, a better one, or not buying yet.
Lines from a recent guide
On other homes
Will other villas do better than this one? Our honest answer: some will.
On the price
You pay less because the position is not the best, not because the villa is worse.
On the future
Not a guarantee. Values can fall.

About me
Fahad Al Kuwari, Dubai property advisor.
As a Dubai property advisor, I spend my days in the official data: what actually sold, what actually rented, and how far each building has really got. What I learn, I publish. So before we ever speak, you can read exactly how I think.
Working together
Simple, private and on your time.
One advisor, four steps, and you set the pace.
01We talk
What you want to achieve, and by when. On a call, in person or over a message.
02I check the facts
A short written report on your home or your shortlist, with the data attached.
03You decide
My recommendation, in plain words. Even when it is no.
04I see it through
Offer, negotiation and transfer, with me from the first conversation to the keys.
Discreet throughout. What you share with me stays with me.
From my desk
What I am working on, written up
I write about what I am working on. Read a few, and you will know how I advise.
When you are ready
Tell me what you are weighing.
You will hear back from me personally.
