What is my Villanova villa worth? Start with what closed, not what is asking. An honest Villanova Dubai villa valuation is built from registered sales, and this guide covers every bedroom type the community trades: 298 clean resales registered with the Dubai Land Department in the 12 months to 14 July 2026. The four bedroom median is AED 3,700,000, from 123 sales. The three bedroom median is AED 3,015,000, from 154. Two beds, which exist only in Amaranta, closed at a median of AED 2,450,000, from 19. Your own number sits above or below these medians for reasons you can check: your cluster, your type, your built-up area, and whether your home is ready or still under construction. This guide walks through each one, so you can bracket your own value before you speak to anyone.

One promise before the numbers. Every price in this guide is a closed, DLD-registered sale, or it is labelled as an asking price. Where a sample is small, the count is printed next to the figure. Nothing here is an estimate dressed up as a fact.

The number portals show you is not your Villanova villa value

Open any portal and you will see what owners hope to get. On 14 July 2026 there were 200 live four bedroom sale listings across Villanova on Property Finder, at a median asking price of AED 3,862,500. The closed median is AED 3,700,000. So the four bedroom market asks about 4.4 percent more than homes actually sell for. If you price your villa by copying your neighbours’ listings, you inherit their hope, not their results.

The gap is worse in some clusters than others.

Amaranta four bed asks sit about 7.1 percent over the cluster’s closed record.La Tilia asks sit about 5.3 percent over. La Rosa asks sit about 3.2 percent over. Then comes the exception that proves the rule. La Violeta is the only four bedroom market where the median ask sits below the median closed price, about 1.9 percent under. It is also the cluster that closed the most four bedroom resales in the year, 37 of them. The cluster priced at or under its own closed record is the one that transacts. The clusters asking 7 percent over their record are where listings pile up and age: 28 of the 200 live four bedroom listings had been sitting for 90 days or longer as of 14 July 2026.

The three bedroom market makes the same point with better manners. Its 242 live listings asked a median of AED 3,087,500 against a closed median of AED 3,015,000, a gap of only about 2.4 percent, and no cluster asked more than about 3.6 percent over its record.

The two bedroom market goes further still: its 19 live listings asked a median of AED 2,425,000, about 1 percent under the closed median.

Now line that up with volume. The segments asking closest to their closed record are the ones that transact most freely: 154 three bedroom closes against 123 four bedroom. The lesson holds at every size.

Villanova is five clusters, and they do not trade at one price. The tables below are the starting point of any Villanova Dubai villa valuation, whatever your bedroom count. All figures are DLD-registered resales from the 12 months to 14 July 2026, with rates on built-up area, not plot.

Read your own row with three cautions. Amaranta’s lower median is mostly a size story: the homes are smaller, and the per square foot gap to La Rosa and La Violeta is about 190 to 200 dirhams, not the half million the headline suggests. La Quinta closed only 3 four bedroom resales all year, and three sales is not a market, so treat that median as a reference point and nothing more. La Violeta’s range starts at a single AED 2,600,000 sale from July 2025 that sits far below the rest of the cluster; the next lowest close was AED 3,500,000.

Three notes here too. La Violeta is again the volume leader at 49 closes with the tightest range; this is the most liquid single segment in the community. La Quinta again shows 3 sales; same warning as above. And Amaranta’s wide range reflects its mix: it is the largest three bedroom cluster by volume and carries everything from compact rows to larger corner homes.

Two bedroom closed values

Two bedroom townhouses exist only in Amaranta. They closed 19 resales in the 12 months, at a median of AED 2,450,000, in a tight range of 2,075,000 to 2,650,000, and a median rate of AED 1,344 per square foot on a typical built-up area of about 1,793 square feet. It is a small, orderly market, and its asking side is the most disciplined in Villanova.

Five bedroom closed values

Five beds trade too rarely to price. Exactly 2 five bedroom resales closed in the year, both in La Quinta, at AED 6,500,000 and AED 7,200,000, against 8 live five bedroom listings. Two sales is a record, not a market. If you own one, no table can value it; only the handful of individual closed sales can.

The exclusions behind all of these tables matter as much as the tables. Six registrations across the community are excluded from every figure in this series by name, permanently, because the registry shows they transferred only 10 to 50 percent of a unit: partial-share transfers, not market sales. One of them would otherwise appear as a AED 250,000 three bedroom “sale” in La Violeta. Averages that include such rows are quietly wrong, and most portal statistics include them.

What moves a Villanova townhouse valuation: type and built-up area

Inside one cluster, two things move your number most: your type and your built-up area. La Tilia shows the effect at full scale, because its 18 four bedroom resales split cleanly into two built types. Twelve sales were the 2,477 square foot type, at a median of AED 3,587,500. Six were the larger 3,158 square foot type, at a median of AED 4,212,500. Same cluster, same year, and the type moved the median by AED 625,000. If you value a 3,158 square foot home off the cluster median of AED 3,705,250, you undervalue it by half a million dirhams. The cluster median is the start of a Villanova townhouse valuation, never the end.

The three bedroom side of La Tilia makes the opposite point: 22 of its 24 three bedroom resales were one family of types at about 2,350 square feet, with medians of AED 3,035,000 and 3,128,000 for the two variants. The larger 2,937 square foot type appears in exactly 2 sales, at a median of AED 3,612,375, too few to lean on. Where types are uniform, the cluster median works hard. Where they split, it misleads.

Now the detail almost nobody explains, and the reason a portal rate per square foot can look strangely cheap. Every townhouse here has two sizes. The plot is the land under and around the home. The built-up area, or BUA, is the constructed space you live in. The DLD size field for Villanova townhouses records the plot, and portals repeat it, correctly, because that is what the registry holds. It is not an error. But it means the registry rate is a rate on land, not on home.

Here is the same sale measured both ways. The 3,158 square foot BUA type sits on a plot of about 4,365 square feet, per purchase contracts we have seen. Its 12-month median close of AED 4,212,500 works out at AED 1,334 per square foot on built-up area, and only about AED 965 on plot. Same home, same closed price, and the plot rate reads about 28 percent cheaper. So when a listing or a registry printout quotes a rate that looks well below this guide, check which size it divided by. Every rate in this guide is on built-up area, because that is the space a buyer pays to live in.

Ready or off-plan: the spread by bedroom type

Whether your home is finished changes the rate a buyer will pay, and the discount is consistent across bedroom types. Ready four beds closed at a median of AED 1,605 per square foot of built-up area, from 105 resales; La Tilia’s off-plan four beds closed at 1,396, about 13 percent cheaper. Ready three beds closed at 1,522, from 130 resales; La Tilia’s off-plan three beds closed at 1,303, about 14 percent cheaper. Two independent bedroom markets pricing the same wait at nearly the same discount is as close to a law as this community offers.

The discount is the price of waiting: construction stood at 5.02 percent for Phase 1 and 5.35 percent for Phase 2 at the DLD inspection dated 29 June 2026, and handover is 21 August 2028 per the DLD project register, 15 September 2028 per purchase contracts we have seen, and Q3 2028 per the portals. If you own in La Tilia, two facts belong in your valuation. First, the waiting risk has a record: across 14 finished Villanova phases, the median gap between planned and actual completion is 0 days. Second, the young resale market has held its floor: of the 46 clean La Tilia resales since January 2025, 13 closed at exactly the original contract price and none closed below it. Villanova Dubailand villa prices: the trend, bedroom by bedroom

A valuation is a photograph of a moving object, so here is the motion. The table shows median closed prices for ready resales by calendar year, per bedroom type. 2026 runs to 14 July only.

Every bedroom type tells the same story in two acts. Act one, the climb: from 2024 to 2025, four bedroom medians rose about 14 percent, three bedroom medians about 18 percent, two bedroom medians about 18 percent. Act two, the plateau: from 2025 into 2026 so far, the rises are about 3 percent for four beds, about 3 percent for three beds and about 4 percent for two beds, on a part year and, for two beds, only 7 closes. Per square foot the flattening is even clearer: three bedroom rates moved from 1,489 to 1,499, barely a move at all. Prices are not falling. They have stopped sprinting.

Where is it heading? This guide does not publish forecasts, because nobody selling you one can show you its closed-sale basis. What it publishes instead is the short list of checkable facts that will decide the next leg, each one updated here quarterly.

First, whether the plateau holds: the 2026 full-year medians against 2025’s.

Second, whether the asking side keeps converging on the closed record; the three bedroom gap is already down to about 2.4 percent, and markets that ask honestly transact.

Third, La Tilia’s construction percentage at each DLD inspection, against a 2028 handover promised by a developer whose median delivery deviation across 14 finished phases is 0 days.

Fourth, the supply event that 2028 handover represents: 850 La Tilia homes becoming ready stock, the largest single addition this community will see.

Fifth, the running-cost signal: the 2026 service charge of AED 4.51 per square foot was the first year-on-year decrease in the published record.

No forecast is drawn from any of this, and anyone who draws you one should be asked for their n.

How to bracket your own number in ten minutes

You now have everything an honest first pass needs. Four steps.

Step one, start at your bedroom type’s closed median for your cluster, in the tables above. If you own in La Quinta, or you own a five bed, stop and get comps first, because 2 or 3 sales cannot anchor a valuation.

Step two, adjust for type and size. Find your built-up area in your purchase contract or floor plan, and multiply it by your cluster’s closed rate per square foot for your bedroom type. If your BUA sits well above the cluster’s typical home, your value sits above the cluster median, as La Tilia’s larger four bedroom type shows.

Step three, place yourself on the ready or off-plan side. Ready space closed at AED 1,605 per square foot for four beds and 1,522 for three beds; off-plan closed about 13 to 14 percent under that. Do not price an assignment like a title deed.

Step four, sanity-check your bracket against your cluster’s closed range for your bedroom type. If your number falls outside the range in the table, the market has not yet paid it, and you should ask why yours would be first.

Done carefully, this brackets most Villanova villas within a few hundred thousand dirhams. What it cannot do is turn the bracket into a price. For that you need the individual closed sales: which homes sold, at what BUA, in what condition, how recently, and which registrations were not market sales at all. Portals cannot show you this, because closed prices are not their business, and the registry raw feed needs cleaning before it tells the truth. That last step is the difference between a bracket and a number you can defend in a negotiation.

What a same-day valuation from closed sales involves

This is the work I do for Villanova owners, and it is checkable at every step. I pull every DLD-registered resale in your cluster and bedroom type from the last 12 months. I exclude the registrations that are not market sales; six across this community are excluded from every figure in this series by name, because they were partial-share transfers covering 10 to 50 percent of a unit. I state the count behind every median, flag any figure built on fewer than a handful of sales, and label every asking price as an ask. You get the comparable sales listed, the bracket they support, and the single number I would defend to a buyer, the same day.
