Type “sell my villa in Villanova” into a search engine and almost every page that comes back is written for buyers. This one is written for the owner. What is your Villanova villa worth?
Start where the market closes, not where it asks. Here is the closed record by bedroom type, from DLD-registered resales in the 12 months to 14 July 2026.

The clusters do not trade at one price. Four bedroom medians run from AED 3,315,000 in Amaranta (35 sales) to AED 3,875,000 in La Rosa (30) and AED 3,900,000 in La Violeta (37). La Tilia, still under construction, closed at AED 3,705,250 (18). La Quinta closed at AED 5,600,000, but from only 3 sales, which is too few to price from.
Your own number then moves inside your cluster for reasons you can check: your type, your built-up area, your position, and whether your home is ready or off-plan. The trend matters too. Ready four bedroom resales had a median of AED 3,150,000 in 2024, AED 3,600,000 in 2025, and AED 3,700,000 in 2026 to 14 July. Prices climbed about 14 percent into 2025 and about 3 percent into 2026 so far. The market has flattened, not fallen. A valuation built on a sale from last winter is built on a different market.
One warning before you check the registry yourself. The DLD size field for Villanova townhouses records your plot, not your built-up area. Every rate in this guide is on built-up area, the space a buyer pays to live in. A rate that looks strangely cheap has usually been divided by the bigger number.
One agency or three? The Villanova exclusive listing decision
This is the decision most sellers get wrong, and the listing data makes the case better than any agent can. On 14 July 2026 there were 200 live four bedroom sale listings across Villanova on Property Finder. Of those, 67 shared a cluster and an identical advertised size with at least one other live listing, across 28 identifiable groups. That is a conservative proxy for the same home listed by more than one agency. One in three listings in this community is, at least in part, a duplicate.
Here is what those duplicates do to a sale. A buyer sees the same house at two or three prices and concludes the seller is desperate, then bids against the lowest copy. Each agency holding the open listing knows any of the others could take the commission tomorrow, so nobody spends real money marketing it, nobody qualifies buyers properly, and everyone’s incentive is to talk you down rather than defend your price. Your home ends up competing against itself in public.
A Villanova exclusive listing under a RERA Form A reverses every one of those incentives. One agent is accountable to you. One price is defended in every negotiation. A marketing budget makes sense to spend. And the community’s other brokerages turn from competitors into a buyer supply network, because a serious exclusive agent broadcasts the listing to them with the full buyer-side commission on offer. In a field where a third of the stock undercuts itself, a single voice stands out by being coherent.
Whichever way you decide, test any Villanova estate agent the same way. Ask which closed sales the valuation is built on, and ask to see the comparable list. An agent who wins your instruction with a flattering number will walk you down from it later, in public, one price cut at a time.

Form A Villanova: the paperwork, in plain English
Three documents start everything: your title deed, your passport (plus Emirates ID if you are resident), and a signed RERA Form A, the seller and broker agreement that must exist before your property can be legally advertised.
The Form A is filed through the brokerage’s Trakheesi account with the Dubai Land Department’s systems, and it generates the advertising permit number that must appear on every portal listing. No Form A, no legal advert. If your home is ever advertised without your signed Form A behind it, that advert is illegal, and in practice it is how the duplicate mess described above usually begins.
From offer to transfer, the sequence is short. You and the buyer sign a Form F, the memorandum of understanding, normally with a 10 percent security cheque from the buyer. The developer issues a no objection certificate confirming you have no outstanding dues. Then comes the transfer appointment at a DLD trustee office, where the buyer pays and the title moves. With a cash buyer, four to six weeks from signed Form F to transfer is normal. Add two to three weeks if the buyer has a mortgage. If your own mortgage is still on the title, the bank’s liability letter and release add roughly two to four weeks more.

How long to sell a villa in Dubailand? The honest numbers
No honest days-to-sell figure exists from public data, so this guide does not invent one. Portals show how long live listings have been up, and a relisting resets the clock. What can be measured, as of 14 July 2026: 55 of the 200 live four bedroom listings had been on the portal 12 days or fewer. Half had been live 32 days or fewer. Another 55 had been live 64 days or more. And 28 listings, 14 percent of the stock, had passed 90 days. Five had passed 180. These figures are portal-sourced and directional, not days-to-sell.
The reading is still useful. A correctly priced, properly presented home meets its market inside weeks, and half the live stock is younger than five weeks. Past the 90 day mark a listing is no longer marketing a home; it is advertising a problem. The demand side is steady rather than hot: clean four bedroom resales ran 23, 37, 26 and 31 by quarter over the year, which means a four bed changes hands in Villanova roughly every three days. What does it cost to sell a villa in Villanova?
Selling a villa in Villanova, Dubai carries five costs worth naming. Agency commission of 2 percent plus VAT on the sale price. The developer’s NOC fee, broker-reported at AED 5,000 to 7,500 and unpublished, so confirm it in writing. Trustee office admin charges, per the trustee’s published tariff. Your service charge account, which must be clear before the NOC is issued. And, if your mortgage is on the title, the bank’s liability letter and release fees.
The 4 percent DLD transfer fee is customarily paid by the buyer in this market. It is negotiable, so fix who pays it in the Form F, in writing, every time.
A worked example, illustrative only, at the four bedroom median. On a AED 3,700,000 sale, commission at 2 percent plus VAT is AED 77,700. Take the NOC fee at the top of the reported band, AED 7,500, and the seller’s side comes to about AED 85,200 before trustee admin charges, leaving about AED 3,614,800. The buyer’s 4 percent DLD fee on the same sale is AED 148,000, which is why it belongs in the Form F, not in a later argument.
The service charge number belongs in your file too, because buyers ask for it. Villanova’s residential rate for 2026 is AED 4.51 per square foot, per the DLD service charge index. The recent path is 2.84, 4.01, 4.65 and now 4.51, the first year-on-year decrease in the published record.

What makes Villanova homes actually move
The closed record answers this with one comparison. On 14 July 2026, the median asking price across the 200 live four bedroom listings was AED 3,862,500. The closed median was AED 3,700,000. The market asks about 4.4 percent over what it closes at, and the gap is not evenly spread. Amaranta asks sit about 7.1 percent over that cluster’s closed record. La Violeta is the only cluster asking under its own record, about 1.9 percent under, and it closed the most four bedroom resales in the year, 37 of them. The cluster priced at or under its own record is the one that transacts. The clusters asking 7 percent over their record are where listings pile up and age.
The three bedroom market proves the same law with better manners: its asking gap is only about 2.4 percent, and it closed 154 resales against the four bedroom market’s 123. Homes move where sellers price at the record.
Position does the rest. In viewing after viewing, buyers here pay up for single row positions, park and pool adjacency, corner plots and larger-than-type plots, and negotiate hardest on back-to-back rows in original condition. Selling a La Tilia home before handover
If you own in La Tilia, you are not selling a finished house. You are selling your position in the contract, by assignment, and the rules differ. All 850 La Tilia townhouses sold out at launch, so every sale in the cluster is a resale. Since January 2025, 46 clean resales have registered: 19 four beds and 27 three beds. Thirteen closed at exactly the original contract price and none closed below it. You can sell once you have paid the threshold in your own contract; contracts seen state 40 percent, the wider RERA-practice band runs 30 to 40 percent, and your SPA is the binding line. Construction stood at 5.02 and 5.35 percent for the two phases at the DLD inspection dated 29 June 2026, with handover at 21 August 2028 per the DLD register, 15 September 2028 per contracts seen, and Q3 2028 per the portals.

How do I sell my villa in Villanova? The process, step by step
Six steps, in order, and the first one decides most of the outcome.
First, get a valuation from the closed record: the registered sales for your cluster and bedroom type, weighted to the most recent, adjusted for type, built-up area, position and condition. Same day, in writing, with the comparable sales listed.
Second, decide the structure. One exclusive Form A, one price you are prepared to defend. Sign it, the Trakheesi permit is issued, and your listing is live within days, legally and once.
Third, market with one voice. Proper photography, one portal presence per portal, and a broadcast to the community’s other brokerages with the buyer-side commission on offer, so every agent with a real buyer works for you.
Fourth, qualify before you negotiate. Proof of funds before any price conversation, and payment method before timing, because a mortgage buyer changes your calendar by two to three weeks.
Fifth, sign the Form F with a 10 percent security cheque, and fix in writing who pays each fee, including the buyer’s customary 4 percent DLD fee.
Sixth, clear your service charge account, collect the developer’s NOC, and transfer at the trustee office. With a cash buyer, four to six weeks from Form F to transfer is normal.
Priced from the closed record, the slow part is finding the right buyer. The paperwork itself runs in weeks, and none of it should surprise you by the time it arrives.
