Case notes · Dubai
What happened, on the record.
Seven recent jobs from my desk: sales, purchases, two full buildings and a family portfolio. Client names, units and exact figures are left out. Every number comes from the registered documents.
Seven cases
Sales, purchases and the work behind them.
Selling off-plan on Palm Jumeirah, more than 30% up
The situation
The owner bought a large residence off-plan from the developer. The building was still under construction.
The outcome
It resold before handover for more than AED 50M.
Buying a ready Palm home, keys in 14 days
The situation
A buyer wanted a ready apartment on Palm Jumeirah, with no wait for keys.
The outcome
The transfer at the land department came 14 days after the contract was signed. The price was in the AED 7M range.
Five apartments on one floor in Dubai Hills
The situation
An investor bought five new apartments side by side on one floor: two one-beds and three two-beds.
The outcome
All five were registered with the land department within four months. A year later I reviewed each one against registered sales, with a likely price and margin per unit.
Testing a 100-unit building before buying
The situation
An investor was offered a full building of studios and one-beds, fully let, at a gross yield of about 9.7%.
The outcome
I modelled ten years of cash flow, four stress cases and two ways out: selling the building whole or unit by unit. The purchase did not go ahead.
Marketing a whole building in JVC
The situation
An owner wanted to sell a full building as one asset, at a guide price near AED 100M.
The outcome
I built two buyer packs: one for income buyers and one for buyers who would change what the building does. Rebuilding it today would cost more than the guide. I tested a serviced conversion in 48 cases and showed buyers all 48. No sale was agreed.
Five family homes, one record for the private office
The situation
A family holds five homes in Dubai, bought in different names and years. Some are ready and some are still being built.
The outcome
Their private office now has one record: every unit, owner share, payment date and receipt. New purchases join it as they happen, through to the title deed.
Selling in Creek Harbour two months after keys
The situation
The owner bought a one-bedroom off-plan and waited for keys.
The outcome
It sold two months after keys to a buyer with a mortgage. The contract protected both sides if the bank valued it below the price.
