Sobha Seahaven Handover Date: August 2027 or Late 2028?

Bottom line: Sobha’s website lists August 2027. Based on DLD build pace and 18 finished towers nearby, keys look more likely in late 2028 to early 2029 (my estimate).

A property listing card on Sobha’s own website shows the Sobha Seahaven handover date as August 2027. Its Seahaven project pages give no date. However, the Dubai Land Department (DLD) records later completion dates: 30 April 2028 for Tower A, and 31 October 2028 for Towers B and C.

So which date should you plan around? To find out, I checked the latest DLD inspections, worked out the pace each date needs, and compared Seahaven with 18 finished towers nearby. The build record points to keys in late 2028 to early 2029. That is my own estimate, not a Sobha date.

Below, you will find every date in one place, what each one means, and a simple test you can rerun yourself after each inspection.

Why the Seahaven dates don’t match

If you bought in 2023 or 2024, the launch marketing pointed to late 2026. Since then, the dates have moved, and the websites now show different dates.

Against that first marketed handover, Tower A’s DLD date is already 16 months later. For Towers B and C, the gap is 22 months.

Six dates that sound alike but are not

Part of the confusion is that people use one word, “handover”, for several different milestones. They are related, but they are not the same day.

In short, a date on a website and the day you get your keys can be months apart.

The DLD record: two projects, two dates

Seahaven is registered with DLD as two projects:

Because Towers B and C share one project, DLD gives them one progress figure. As a result, there is no separate number for Tower C.

How far the towers have got

DLD inspects each project every few months and posts a percentage. Since late 2024, it has posted ten readings, five for each project. In addition, each project has an earlier 0% reading, from February 2023 (Tower A) and October 2023 (Towers B and C).

Here is how many points each project added per month between readings:

That is encouraging, because both projects have held or raised their pace at every visit. The catch, however, is that neither is yet fast enough.

The pace test

Here is the simple maths.

At its 6 August reading, Tower A had 63 points to go and about 21 months until its DLD date of 30 April 2028. So it needs 3.03 points a month. Its latest pace is 1.83, which means it would have to build 1.65 times faster.

Towers B and C are closer. They had 67.77 points to go before 31 October 2028, which needs 2.36 points a month. Since their latest pace is 1.89, they need to go 1.25 times faster.

Now test Sobha’s August 2027 date the same way, taking the end of August. Tower A would need about 4.92 points a month, or 2.68 times its current pace. Towers B and C would need about 4.62, or 2.45 times.

For context, the fastest of the 18 finished towers nearby built at 4.40 points a month after passing a third. In other words, August 2027 would need Seahaven to beat the fastest finish in the area.

When keys are most likely

A pace test tells you what a date needs. To estimate what is likely, I looked at how fast finished towers nearby actually built.

What 18 finished towers nearby tell us

I took 18 Dubai Marina and Dubai Harbour towers that started in 2014 or later and have since finished. Once they passed about a third of the build, they took a median of 22.7 months to reach 100%.

The middle half took 20.7 to 26.9 months. The fastest took 15.1 months, and the slowest took 46.9. After the 100% inspection, keys usually followed about a month later, and at most three months later.

Why I plan at the slow edge

Tower A passed a third at its April 2026 reading, and Towers B and C at their June 2026 reading. If Seahaven builds like the middle half of that group, it would finish during 2028. Even so, I plan on the slow edge of that range, with keys up to three months after 100%. There are three reasons:

Height. Tower A has units up to level 63, and tall towers sat in the slow half of the group. The slowest, Ciel, took 46.9 months. That does not prove height causes delay, but it is a reason for caution.
Sobha’s recent record. Some of Sobha’s 2022 to 2023 projects are running late.
Tower A’s own curve. A curve fitted to its readings points to early 2029 (estimate).

My planning case

Tower A: keys December 2028 to January 2029 (estimate)
Tower B: keys Q4 2028 (estimate)
Tower C: keys Q4 2028 to Q1 2029 (estimate)

Why does Tower C sit later than Tower B when they share a DLD figure? Tower C rises higher, with units up to level 53 against 42 in Tower B. For that reason, I allow for Tower C to finish up to a quarter later (estimate).

What could change the picture? If both projects reach the median pace, keys could come as early as Q2 to Q3 2028. On the other hand, if they only hold today’s pace, keys would slip to July to September 2029. I will update all of this after each DLD inspection.

Two more claims to ignore

Some listings call Seahaven “ready”. It is not; it is still under construction.

Similarly, some pages say “sold out”. Yet Sobha’s availability list of 31 August 2026 still showed 79 units for sale directly from the developer.

The 12-month grace period in your SPA

Dubai off-plan sale and purchase agreements (SPAs) include a 12-month grace period by default. It gives the developer 12 extra months after the anticipated completion date. Once it ends, any delay payment set out in your SPA can apply.

So what does this mean for Seahaven? It depends on which date your SPA uses:

The date that counts is the one written in your own SPA, and it may differ from all of these. So check that clause, and the delay terms, before you plan around any date.

Developer financial context

The ratings below are context about Sobha as a company. They are not evidence about Seahaven’s construction schedule.

Moody’s: Ba2 with a stable outlook, per its action of 22 April 2025, the latest I found.
S&P: BB. On 23 March 2026, S&P moved the outlook to negative. It said Sobha’s debt had risen beyond its expectations, and that it could cut the rating within six to 12 months if debt stays high relative to earnings.

Sobha’s delivery picture is also mixed. Three Sobha projects from the same period are past their expected completion, according to property data sites, and are still building. DLD shows Creek Vistas Heights at 91.53%, Sobha One at 86.21% and Sobha Reserve at 75.01% (read 15 September 2026). To be fair, Sobha lists Sobha One and Sobha Reserve among the 6,819 units it plans to hand over in 2026. Seahaven is not on that list (Zawya, 20 July 2026).

Is your money safe while you wait?

This is the question I hear most, and the law gives you real protection.

First, your payments go into a dedicated escrow account for the project, not to Sobha directly. Under Article 9 of Law 8 of 2007, money in a project escrow account is dedicated to that project and cannot be seized by the developer’s creditors. In addition, 5% is held back after completion (Article 14).

Law 19 of 2020 also sets limits if a buyer falls behind on payments. The developer must first give 30 days’ notice to pay. Then, if the contract is terminated while the project is below 60% complete, the developer may keep no more than 25% of the unit’s value and must refund the rest.

What the date means if you are thinking of selling

Many owners ask about the date because they are weighing a sale before keys. So here, in brief, is how the date feeds into that choice. I will cover Seahaven resale prices in full in a separate article.

Your final payment moves with the date

Payment plans vary by tower, unit and contract. One public broker page shows 20% at booking, six 10% payments, and 20% on completion, but Property Finder lists other plans. So do not work out your balance from a generic plan; check your SPA and your statement of account instead.

Many 2023 Tower A buyers have paid 70% to 80% (estimate). For them, a later handover mainly pushes back the final payment.

Waiting has a cost

A ready Dubai Harbour flat earns rent now, while your Seahaven unit earns nothing until keys. Here is the formula I use:

Rent forgone = gross yield on a ready Harbour flat × months waiting ÷ 12

Ready flats in Dubai Harbour’s Emaar Beachfront towers earned gross yields of 5.3% (compact 1BR), 4.9% (2BR) and 5.4% (3BR) over the past 12 months. From 11 September 2026 to 1 December 2028 is 26.7 months. So the rent forgone comes to about 11.8%, 11.0% and 11.9% of the price (my estimate). This leaves out time value, service charges and price moves, and a 2029 handover adds more months. Recent resales landed at about the original price

DLD-registered transactions (via DXB Interact) show 41 Seahaven resales to 29 July 2026. I compared each resale with the same unit’s first registered sale by Sobha. The median change was 0.0%, and in 2026, 11 of 13 resales were at or below the original price.

One caution applies. DLD sometimes records a higher value than the price the two sides agreed. So a few of these sales may hide a discount. For comparison, see the Dubai apartment resale record in other districts.

Beachgate, Address The Bay, Damac Bay, Dubai Harbour Residences and Seapoint all carry DLD dates before Seahaven Tower A.

The right move depends on your cash, your plans and your unit. So I make no call here. How to check the handover date yourself

You do not need to wait for anyone’s update. Every few months, you can rerun the pace test in five minutes:

  1. Find your project. Search 2550 (Tower A) or 2762 (Towers B and C) on the DLD project status page.
  2. Note the latest figure. Write down the progress percentage and the inspection date.
  3. Work out the pace. Subtract the previous figure, then divide by the months between the two dates.
  4. Compare it with the pace needed. Divide the points left by the months left to the date you care about. As of the latest readings, the DLD dates need 3.0 for Tower A and 2.4 for Towers B and C. Note that this number rises each time a reading falls short.

If the recent gap of three to four months between inspections holds, the next Towers B and C reading would come around September to October 2026, with Tower A around November 2026.

I recalculated the build rates, the benchmark and the resale results from the raw records before publishing. Wherever a figure is my estimate, I say so.

Frequently Asked Questions

When will Sobha Seahaven be handed over?

Sobha’s website lists August 2027. DLD records 30 April 2028 for Tower A and 31 October 2028 for Towers B and C. Based on DLD inspection pace to August 2026 (Tower A) and June 2026 (Towers B and C), I estimate keys in late 2028 to early 2029. That is my estimate, not a Sobha commitment.

Is Sobha Seahaven ready?

No. Sobha Seahaven is under construction. DLD put Tower A at 37.00% complete on 6 August 2026, and Towers B and C at 32.23% on 11 June 2026. Listings that call it ready, or give a 2026 handover, are wrong. Tower A cannot finish in 2026 from 37%.

Why is Sobha’s August 2027 date different from the DLD dates?

Sobha’s August 2027 date appears on a listing card on its website, as the developer’s target. The DLD dates, 30 April 2028 and 31 October 2028, are the completion dates registered for the two projects. They are different records, not the same milestone. The build pace so far fits neither August 2027 nor, without a speed-up, the DLD dates.

Can Sobha hand over before the DLD completion date?

In principle, yes. A DLD completion date is a registered target, and projects sometimes finish before it. Handover follows completion, so the pace matters most. Finishing before the DLD dates would need faster building than either project has managed so far (1.65 times for Tower A, 1.25 times for Towers B and C).

What happens if Seahaven is handed over late?

Dubai off-plan SPAs include a 12-month grace period after the anticipated completion date by default. After that, any delay payment set out in your SPA can apply. If your SPA uses August 2027, the grace period ends in August 2028. Check the completion date and delay terms in your own SPA.

Should I sell my Seahaven unit before handover?

That depends on your cash and plans. A later handover mainly pushes back your final payment and adds months without rent. Meanwhile, most registered Seahaven resales, including 11 of 13 in 2026, were at or below the original price. Check your SPA and statement of account before deciding.

How do I check Seahaven construction progress myself?

Search project 2550 (Tower A) or 2762 (Towers B and C) on the DLD project status page. Note the figure and its date. Subtract the last figure and divide by the months between readings. Compare it with the pace needed: 3.0 points a month for Tower A and 2.4 for Towers B and C, as of the latest readings.
