The homes
Four home types, from two-bedroom penthouses to beachfront villas
Select Group calls the apartments penthouses, even on lower floors. Sky Villas are the larger homes in the two S buildings. The nine Signature Villas sit on the beach and are the largest homes of all.

| Home type | Bedrooms | Homes | Size (sq ft) |
|---|---|---|---|
| Penthouses | 2 to 4 | 114 | about 1,980 to 4,590 |
| Royal Penthouses | 4 | 7 | about 6,980 to 7,360 |
| Sky Villas | 3 to 4 | 32 | about 5,000 to 6,480 |
| Signature Villas | 5 | 9 | Multi-level, on the beach |
Home counts from Select Group’s launch schedule. Sizes from registered DLD sales. Six Senses’ 2026 announcement gives 172 residences in total.
Owner life
The hotel, the club and what owners get
- Six Senses Place is a wellness and social club of about 60,000 sq ft, with a spa, longevity clinic and gym. Owners get membership with the home.
- The Six Senses hotel has 61 suites on the same beach, with restaurants that include ROKA.
- Residents have a private beach, pools, tennis and padel courts, and private marine access.
- Concierge and valet are run by Six Senses for owners.
Owners let their homes on long-term leases. No hotel rental programme has been confirmed. The service charge pays for the building, the club and the brand services.

Location
On the West Crescent of Palm Jumeirah
The West Crescent is the outer arc of Palm Jumeirah. It faces the open Gulf, with the Dubai Marina skyline across the water. Six Senses has its own stretch of private beach here. Buyers most often compare it with Royal Atlantis, One Palm and W Residences.

Buying
How buying works now
The developer has sold out, so you buy from an owner. The sale follows the standard Dubai resale route.
- Agree terms and sign Form F, the Dubai Land Department sale contract.
- Get the developer’s NOC, which confirms the service charges are paid.
- Transfer at a DLD trustee office, where you pay and the title moves to you.
- Receive the title deed in your name, since the building has handed over.
Budget for the 4% DLD transfer fee and other costs on top of the price. My buyer’s guide sets out every fee.
How I work on Six Senses
One advisor, whether you buy or sell
Two Six Senses homes of the same size can sit far apart on price, because of floor, stack and type. Here is what I do for you.
- If you are buying, I help you choose the home type, floor and stack that fit how you will live.
- I test the asking price against what actually sold, using official data.
- Before you sign, I check the NOC, the service charge and the cost of owning.
- If you own a Six Senses home, I price it on official data and present it to serious buyers in private.
- You deal with me, start to finish.
Questions
Six Senses Residences The Palm FAQ
Where is Six Senses Residences The Palm?
Six Senses Residences The Palm is on the West Crescent of Palm Jumeirah in Dubai, on its own stretch of private beach. It sits beside the Six Senses The Palm hotel and faces the open Gulf, with the Dubai Marina skyline across the water. Dubai International Airport is about 35 minutes away by car.
How many residences does Six Senses Residences The Palm have?
Sources differ. Select Group’s launch schedule lists 162 homes: 121 penthouses, 32 Sky Villas and 9 Signature Villas. Six Senses’ 2026 opening announcement gives 172 private residences. My guides use the 162 breakdown, which matches the homes I track in Dubai Land Department sales. The nine beachfront villas are the same in every source.
Who is the developer of Six Senses Residences The Palm?
Select Group developed Six Senses Residences The Palm. Six Senses, part of IHG Hotels and Resorts, brands the building and runs the services for owners. The homes sold out before handover, so every purchase today is a resale from an existing owner, registered with the Dubai Land Department.
Has Six Senses Residences The Palm handed over?
Yes. Select Group announced completion in July 2026, and owners have been collecting keys since. New buyers get a title deed in their name at transfer, not an Oqood, the contract used while a building is under construction. My handover checklist covers five steps every owner should take.
Can foreigners buy at Six Senses Residences The Palm?
Yes. Palm Jumeirah is a designated freehold area under Dubai Regulation No. 3 of 2006, so buyers of any nationality can own a home there outright. The sale is registered with the Dubai Land Department and the title deed is issued in your name. DLD fees are the same for every nationality.
When does the Six Senses hotel on the Palm open?
The Six Senses The Palm hotel opens in November 2026. The hotel has 61 suites, restaurants that include ROKA, and the Six Senses Place wellness club. My hotel activation guide looks at what earlier hotel openings did to values at other branded Palm buildings.
How much does a home at Six Senses Residences The Palm cost?
Prices depend on the home type, floor and stack, and they move with each sale. My price guide values every home type from recorded sales, and my DLD analysis tracks every sale since launch. For a current figure on a specific home, ask me directly and I will check the latest sales.
