Keys are out. The Six Senses Residences The Palm lifestyle stopped being a brochure promise in June 2026, when Select Group completed the project and owners began moving in. Today an owner wakes up in a staffed beachfront building on Palm Jumeirah’s quiet West Crescent, with a private beach, pools, gym and courts already running. The bigger switch flips on 1 September 2026, per Six Senses, when the hotel opens and brings the spa, the wellness club and the restaurants with it. One thing the lifestyle does not include: a hotel rental programme. Letting here is long-term only. This article walks through a real day, splits what is open now from what opens in September, and puts numbers on what the lifestyle costs to run.

Morning: the beach, the pools, and the quiet end of the Palm

Start with what an owner can touch today. Select Group announced completion in early July 2026. It also listed what came with the keys. There is an indoor lap pool. There are Finnish and infrared saunas, a full gym and treatment rooms. Outside sit resort-style pools, tennis and padel courts, gardens, spaces for kids and direct access to the beach.

That last item shapes the mornings. The building sits on the West Crescent, the outer arc of the Palm. Its neighbours are resorts, not traffic. The beach is private and faces open water. A morning here is a swim, a run on the jogging circuit, or coffee on a terrace with the Gulf on one side and the Dubai skyline on the other.

Honesty about the geography helps too. The West Crescent is a drive-first address. The trunk of the Palm, with Nakheel Mall is about eight minutes away by car. Dubai Marina is around twenty. The Palm Monorail serves the trunk, not the Crescent, and it has been suspended for maintenance since late 2025 in any case. Owners here drive, or they are driven. For most buyers at this price point, that is the point: distance is what makes the quiet.

Afternoon: Six Senses Place, the club being built around you

The heart of the development is Six Senses Place, a 60,000 square foot wellness and social club. The plans include a longevity clinic, a massage circuit pool, a squash court, working spaces, meeting rooms, a club lounge and the Six Senses Spa. Six Senses calls it the first wellness and social club in the UAE.

Here is the timing, stated plainly. Six Senses Place sits within the hotel building, and it opens with the hotel on 1 September 2026, per Six Senses. Through July and August, owners live with the residence-side amenities listed above. From September, the club and spa switch on next door. Any agent who tells you the full club is open today is selling ahead of the facts.

Why does the club matter so much to the ownership case? Look at London. Six Senses opened its first Six Senses Place club there in March 2026, at The Whiteley in Bayswater. Residents of the branded homes upstairs receive membership as standard. Everyone else needs an invitation, and UK travel press reports put external membership at roughly £250 to £3,125 per month depending on tier. Those figures are press reports, not a published Six Senses price list, so treat them as directional. Dubai has not published external membership pricing at all as of July 2026.

The principle still lands. At Six Senses Residences The Palm, club membership is part of what the purchase price buys. In London, outsiders pay a four to five figure annual sum for the same access, and only if invited. When an owner here walks into the club from September, that is the value they are walking into.

Evening: ROKA on the roof

The hotel brings four dining venues. One has a name, and it is a serious one. ROKA, the modern Japanese grill house from the team behind Zuma, will open its second Dubai spot on the rooftop here. Trade press reports dinner from 6pm, built around the sunset hours the terrace was made for. The other three venues have no names yet as of July 2026.

So the honest picture of evenings splits the same way the rest of the day does. From September, dinner can be a lift ride: a rooftop table at ROKA with the Gulf going dark around you, or one of the other venues once they are announced. Until then, The Pointe and Nakheel Mall carry the load, a short drive across the crescent, with some of the Palm’s best restaurants already there.

There is a wider point in this. Most branded residences share a hotel that already exists. Owners here moved in first, and the hotel is opening around them. The evenings get better on a known date. Few addresses in Dubai can say that with a date attached. What a hotel opening has done to resale prices elsewhere on the Palm is a separate question, and the hotel activation analysis covers it with DLD data.

When you are away: the truth about letting

This is where most lifestyle pages go quiet, so let us be direct. There is no hotel rental programme at Six Senses Residences The Palm. You cannot hand your keys to the hotel and collect nightly income while you are away. Any listing that hints at hotel-run rental income for this building is describing something that does not exist.

What owners can do is let long-term. A standard lease is registered through Ejari, set up by the owner or an agent, with fees around five percent. For many owners, the honest model is the attraction. No rental pool means no hotel guests in the residential corridors, no churn of suitcases, and neighbours who live there or lease for years. The building stays a home.

If you are weighing a purchase here, spend one afternoon checking the asking price against closed DLD sales. That single check can move a deal by seven figures, and it costs nothing to ask for it before you sign.

The worldwide side: what owner benefits are confirmed

Owning a Six Senses residence is marketed as a ticket into the brand worldwide. Some of that is confirmed, and some of it is sales copy. The split matters.

Confirmed at first hand: Six Senses states that owners enjoy a full-service team and access to unique privileges. On top of that, IHG grants residence owners Diamond Elite status in IHG One Rewards. That is its top published loyalty tier, and it counts at more than 6,000 hotels.

Marketed by sales agents, but not confirmed by the developer for this project: VIP status at Six Senses resorts worldwide, plus savings of around ten percent on rooms, food and drink, and spa visits. Those claims appear across broker listings in near-identical wording. They match how Six Senses treats owners at its other projects, so the direction is credible. They are still unverified for this building, and this article will not dress them up as fact. When the owner privileges document for The Palm becomes public, this section will be updated.

What the Six Senses Residences The Palm lifestyle costs to run

A lifestyle article that hides the running cost is an advertisement. Here is the number. Select Group’s estimated service charge is around AED 38.5 per square foot per year. On the median two-bedroom resale size of 2,170 square feet, that works out near AED 83,500 a year. It is an estimate until owners see full billing cycles, and larger homes scale up from there.

That figure pays for the staff, the grounds, the pools, the gym and the security. Those things are what make the address what it is. It is also a real yearly cost, and buyers should weigh it next to any rental plans.
