Villanova Dubai: how to price, sell and plan a villa or a La Tilia contract.

Villanova Dubai is a freehold community by Dubai Properties in Wadi Al Safa 5, Dubailand. Its five clusters hold townhouses and villas. Four are finished. The fifth, La Tilia, has 850 townhouses still being built, with handover due in the third quarter of 2028. This page brings the key facts, the right way to read a price, and all my Villanova and La Tilia guides together.

Five clusters, one still being built

Villanova does not trade at one price, because its clusters hold different homes. Size explains much of the gap between them.

Amaranta, La Rosa and La Violeta are townhouse clusters built from 2020 to 2025. La Quinta is the villa cluster. Amaranta is the only cluster with two-bedroom homes. La Tilia shows its two-floor types, 3B1 and 4B1.

La Tilia

La Tilia in four plans

The code on a La Tilia plan tells you most of what you need. The first digit is the bedrooms, and it fixes your place in the row. The second digit is the floors above ground.

  • End or mid: every four-bedroom sits at the end of a six-house block, and every three-bedroom sits in the middle.
  • The roof floor: the G+2 types add a family room and a terrace. La Tilia is the only Villanova cluster with them, 210 homes in all.
  • Two phases, one set of plans: Phase 1 is DLD project 3455, units 1 to 410. Phase 2 is project 3456, units 411 to 850. Only the plots differ.
  • The plot moves the price: the house never changes within a type, but the land under it does. Check the plot on your Oqood before you compare prices.

Timing

Three dates for one La Tilia handover

Chart of the 14 finished Villanova phases grouped by how early or late each finished against its planned date
The delivery record of the 14 finished Villanova phases. Source: DLD completion records.
  • The record: across 14 finished Villanova phases, the median gap between planned and actual completion is zero days. Four finished on the planned day, and 8 of 14 finished on time or early.
  • The exceptions: two phases ran long. La Rosa 4 finished 559 days late and La Violeta 2 finished 388 days late.
  • Today: La Tilia stood at 5.02% built for Phase 1 and 5.35% for Phase 2 at the DLD inspection of 29 June 2026, the sixth inspection for each phase.
  • How to read it: a low percentage early on is normal, and a straight line from one reading is a guess. The record is evidence, not a promise.

Prices

How to read a Villanova price

I keep live prices in the guides, where each figure carries its date and its count of sales. These five points hold whatever the market does.

  • Closed, not asked: on 14 July 2026, four-bedroom asks sat about 4.4% above closed sales. La Violeta, the one cluster asking below its own record, closed the most four-bedroom resales that year.
  • Which size: the DLD size field for Villanova townhouses records the plot, not the built-up area. A rate divided by the plot looks cheaper. In my worked example it read about 28% lower.
  • Type and plot: inside one cluster, the type and the plot move the number most. In La Tilia, the larger four-bedroom type closed well above the smaller one in the same year.
  • Count the sales: La Quinta closed 3 four-bedroom resales and the community closed 2 five-bedroom resales in the 12 months to 14 July 2026. That is too few to price from. Leave out records that transfer only part of a home.
  • Ready or off-plan: per square foot of built-up area, La Tilia four-bedrooms closed about 13% below ready Villanova in the 12 months to 14 July 2026. To 31 October 2026, the gap was about 12%.

Selling

Two ways to sell in Villanova

A finished villa sells with its title deed. A La Tilia home sells as a contract, by assignment. The paperwork and the buyer pool differ.

A ready villa

  • Sign a Form A with your broker. The DLD needs it to issue a Trakheesi advertising permit, and the permit number must appear on every advert.
  • Agree terms in the memorandum of understanding, known as Form F, including who pays each fee.
  • Clear your service charges and get the Dubai Properties no objection certificate.
  • Transfer at a DLD trustee office. The DLD fee is 4% of the price. Buyers usually pay it, but it can be negotiated.
  • With a cash buyer, four to six weeks from Form F to transfer is normal.

A La Tilia contract

  • Check the paid share your contract sets before you list. Contracts I have seen state 40%.
  • Off-plan sales sit on the DLD interim register, Oqood, under Law No. 13 of 2008. The same law lets a developer charge only resale fees the DLD approves.
  • Apply for the Dubai Properties NOC once you have a buyer.
  • The buyer pays your equity, the 4% DLD fee and admin costs on the day, then takes over the instalments still owed.
  • Buyer payments sit in the project’s escrow account under Law No. 8 of 2007.
  • Three to five weeks from a buyer to transfer is typical.

Fee and timing ranges come from my guides and broker practice. Dubai Properties does not publish its NOC fee, so confirm it in writing. Your own contract decides the paid share and the dates.

How I work on Villanova

One advisor, whether you own, sell or buy

Two Villanova homes with the same bedrooms can sit far apart on value, because of the cluster, the type, the plot and the wait to keys. Here is what I do for you.

  • If you are selling a ready villa, I price it from closed sales of your type in your cluster, with the comparable sales listed.
  • If you own in La Tilia, I work out the cash a buyer needs on day one at any price, from your own statement of account.
  • If you are waiting for keys, I set your timing against the instalment calendar in your contract.
  • If you are buying, I check the ask against closed sales and the right size figure before you offer.
  • You deal with me, start to finish.

Questions

Villanova and La Tilia FAQ

Where is Villanova in Dubai?

Villanova is a Dubai Properties community in Wadi Al Safa 5, Dubailand. It has five clusters: Amaranta, La Rosa, La Violeta, La Quinta and La Tilia. The first four are finished. La Tilia, the newest, is still being built, with handover due in the third quarter of 2028.

Is Villanova freehold?

Yes. Villanova is freehold, so buyers of any nationality can own a home there outright. A finished home carries a DLD title deed. A La Tilia home is still being built, so it sits on the DLD interim register, known as Oqood, until completion and handover.

When is the La Tilia handover date?

Three dates are published. The DLD project register shows 21 August 2028 for both phases. Purchase contracts I have seen state 15 September 2028. Portals say Q3 2028. The date that binds you is the one in your own sale and purchase agreement, so read it there.

Can I sell my La Tilia home before handover?

Yes, by assignment, once you have paid the share of the price your contract sets. Contracts I have seen state 40%. You then need the Dubai Properties NOC and a transfer at a DLD trustee office. The buyer takes over your contract and the instalments still owed.

Has Dubai Properties delivered Villanova on time?

Mostly. Across 14 finished Villanova phases, DLD records show a median gap of zero days between planned and actual completion. Eight finished on time or early. Two ran long: La Rosa 4 by 559 days and La Violeta 2 by 388 days. It is a record, not a promise.

Why does the DLD show a different size for my townhouse?

The DLD size field for Villanova townhouses records the plot, not the built-up area. Portals often repeat it. A price divided by the larger plot figure looks cheaper per square foot. Always check which size sits under a rate before you compare two homes.

How should I price my Villanova villa?

Start from closed, DLD-registered sales of the same bedroom type in your cluster, not from asking prices. Then adjust for your type, built-up area, plot and whether the home is ready or off-plan. Leave out records that cover only part of a home. My valuation guide shows the method.
