La Tilia floor plans come in four types. The code on the plate tells you most of what you need before you open it. The first digit is the bedroom count. It also fixes your row position: every 4-bedroom is an end unit and every 3-bedroom is a mid unit. The second digit is the number of floors above ground. “1” means ground plus one. “2” means ground plus two, with a roof floor. The letter (M) means the plan is mirrored. So 3B1 is a 3-bedroom mid unit on two floors, at 2,354 sq ft. 4B2 is a 4-bedroom end unit on three floors, at 3,158 sq ft. Below, I walk through all four La Tilia floor plans, with the plot ranges from the register and what each type sold for.

La Tilia floor plans at a glance
Four La Tilia floor plans cover all 850 homes. Both phases use the same four. The table gives three things for each type. First, the plan area from the Dubai Properties plate. Second, the plot range from the unit register. Third, the closed prices from DLD-registered sales.

| Type | Row position | Floors | Plan total area | Plot range on the register | Homes, Phase 1 / Phase 2 | Developer price, median | Closed resale, 12 months to 31 Oct 2026 |
|---|---|---|---|---|---|---|---|
| 3B1 | Mid unit | G+1 | 2,354 sq ft | 1,808 to 2,363 sq ft | 202 / 232 | AED 2,993,000 (n=434) | AED 3,049,200, n=31 |
| 3B2 | Mid unit | G+2 | 2,937 sq ft | 1,884 to 2,124 sq ft | 32 / 34 | AED 3,317,000 (n=66) | AED 3,284,000, n=1 (flagged) |
| 4B1 | End unit | G+1 | 2,477 sq ft | 2,560 to 4,543 sq ft | 102 / 104 | AED 3,410,500 (n=206) | AED 3,525,000, n=25 |
| 4B2 | End unit | G+2 | 3,158 sq ft | 2,674 to 5,228 sq ft | 74 / 70 | AED 3,952,000 (n=144) | AED 4,325,660, n=8 |
Three notes on the table. “Plan total area” is the built-up area printed on the plate. The plot is the land under the house. It is also what the Dubai Land Department registers as the sold area. The developer price is the median of the original contract registrations, January 2025 to May 2026. The resale column counts clean, registered resales only, with partial-share transfers removed.
Where La Tilia sits inside Villanova, and how Phase 1 and Phase 2 differ
Villanova is a Dubai Properties community in Wadi Al Safa 5, Dubailand. La Tilia is its newest cluster, and the only one still under construction on the DLD project register. It has 850 townhouses: 500 with three bedrooms and 350 with four, per the Dubai Properties contract award of April 2026. All 850 carry a developer registration, so every sale today is a resale of a contract. I cover the mechanics of that in my guide to selling La Tilia before handover. If you are new to buying this way, start with my Dubai off-plan property buying guide.
The two phases are two projects on the DLD register. Phase 1 is project 3455 and holds units 1 to 410. Phase 2 is project 3456 and holds units 411 to 850. The DLD registered both on 23 December 2024. Both carry the same completion date, 21 August 2028, per the register. My La Tilia handover date page untangles the three dates behind that figure.
Phase 1 vs Phase 2: same plans, different land
What differs between the phases is not the set of La Tilia floor plans. It is the land under them.
- Phase 1 has 202 of the 3B1 type, 32 of 3B2, 102 of 4B1 and 74 of 4B2.
- Phase 2 has 232 of 3B1, 34 of 3B2, 104 of 4B1 and 70 of 4B2.
- More of the larger 3B1 plots sit in Phase 2: 132 of its 232 are at about 2,110 sq ft. In Phase 1 it is 100 of 202, with the rest at about 1,884 sq ft.
- The biggest plots in the cluster are also in Phase 2: 5,228 sq ft under a 4B2 and 4,543 sq ft under a 4B1. By comparison, Phase 1 tops out at 4,672 and 4,175 sq ft.
Two registration dates, one cluster
One more difference sits in the register rather than on the plan. The developer registered 781 of the 850 homes between January and May 2025. It registered the other 66 between January and May 2026. That later release covers 24 homes in Phase 1 and 42 in Phase 2, in runs of neighbouring units. If a seller tells you a home was “bought at launch”, the registration date will say which launch. The developer’s cluster map is schematic, not to scale, so use it for position only. The La Tilia floor plans themselves do not change between phases.
How La Tilia differs from the older Villanova clusters
Villanova has five residential clusters on the unit register: Amaranta, La Rosa, La Violeta, La Quinta and La Tilia. The first three are G+1 townhouse clusters built between 2020 and 2025. La Quinta is a villa cluster. La Tilia is the only one still under construction, and the La Tilia floor plans are the only ones in the community with a third floor.

Bigger houses on bigger plots
Take the 3-bedroom first. The median built-up area is 1,920 sq ft in Amaranta, 1,952 in La Rosa and 1,985 in La Violeta. La Tilia’s 3B1 is 2,354 sq ft. That is about 370 to 430 sq ft more, or roughly a fifth. The 3B2 at 2,937 sq ft is larger than La Quinta’s 3-bedroom villa, which sits at 2,631.
Plots follow the same pattern. In the three older townhouse clusters the median 3-bedroom plot is about 1,730 to 1,770 sq ft. In La Tilia it is 2,110 sq ft, again about a fifth more land.
The 4-bedrooms show a smaller gap in the house and a similar gap in the land. Median built-up areas are 2,233 sq ft in Amaranta, 2,324 in La Rosa and 2,328 in La Violeta, against 2,477 for La Tilia’s 4B1. Median plots are 2,521, 2,624 and 2,656 sq ft, against 3,014 in La Tilia. The 4B2 at 3,158 sq ft sits between La Quinta’s two 4-bedroom villa sizes, on a townhouse plot rather than a villa plot.
What is special about La Tilia, in four points
- The roof floor. No other Villanova cluster has a G+2 townhouse on the register. 210 La Tilia homes have one: 66 3B2 and 144 4B2.
- The largest 3-bedroom townhouse in the community. 2,354 sq ft against about 1,920 to 1,985 elsewhere.
- More land per home. About a fifth more plot at the median, for both bedroom counts.
- The price per square foot. Because the house is larger, La Tilia’s lower price per sq ft does not always mean a lower price per home. In the 12 months to 31 October 2026, the La Tilia 4-bedroom median was AED 3,600,000 against AED 3,700,000 for ready Villanova 4-bedrooms, a gap of about 3 percent on the home but about 12 percent on the built-up area.
The other clusters are finished, so they come with something La Tilia cannot offer yet: a home you can walk through, and a rental history. My Villanova villa valuation page prices each cluster from its own closed sales.
Orientation and view: what the cluster map tells you
The La Tilia floor plans carry no north arrow. The cluster map does, bottom right, with north pointing roughly to the top of the sheet. So the map is the only developer document that tells you which way a home faces. Every home is numbered on it.
What the map shows around the homes
The map draws the cluster as curved rows around a set of shared spaces. I can see these on it: two swimming pools, each with a shaded deck; a large oval lawn with a pavilion; a lake with a path around it; several pocket parks with pergolas; a sports court near the southeast corner; and a community building with parking at the southeast entrance. Around the whole cluster runs a landscaped perimeter road, with a roundabout at the southeast.

The five positions worth telling apart
- Pool-facing. The home backs onto or looks across one of the two pools. Closest to the water, and also closest to the noise.
- Park-facing. The garden opens onto the oval lawn, the lake or a pocket park. Open outlook with no neighbour behind.
- Perimeter row. The row backs onto the planted boundary and the perimeter road. Listings call this “single row”. Nobody builds behind you, but the road is there.
- Inner double row. The garden faces the garden of the row behind. The quietest position and the most private, with the least view.
- Corner. Every corner is a 4-bedroom end unit by design, so it picks up a side garden and, on some blocks, a larger plot.
How to read the facing of one home
Find the unit number on the map. The garden sits at the back of every plan, so the back of the home on the map is the garden side. Then hold that against the compass. Gardens that open north or east are shaded by the house in the afternoon. West-facing gardens take the late afternoon sun, which matters from May to October in Dubai.
Two cautions. The map is schematic, not to scale, and the developer’s disclaimer covers orientation as well as areas. And a “view” on an under-construction cluster is a drawing until the landscaping is in. Ask for the map with the unit marked, then check the position against the latest site photographs before you pay a premium for it.
How to read a Dubai Properties plan page
Each of the La Tilia floor plans carries five things worth checking before anything else.
- The type code. 3B1, 3B2, 4B1 or 4B2. The first digit is bedrooms and row position. Its second digit is floors above ground.
- The (M) suffix. It means mirrored. 3B1 (M) is the same house flipped left to right. The plate still says “Mid unit”. It is not a different size and not a different position.
- “Total area”. This is the built-up area. 2,354.17 sq ft for 3B1, 2,937.36 for 3B2, 2,476.67 for 4B1, 3,158.13 for 4B2. It does not include the garden or the car port.
- The key plan. It is a small drawing of the six-house block, with your type shaded. It shows that the two end positions are 4-bedrooms and the four middle positions are 3-bedrooms.
- The disclaimer. Dubai Properties states that plans, orientation and areas are indicative and may change. Treat the plate as the design intent, and the Oqood as the registered fact.

Why three different sizes appear for one home
This is the question I get most often, so here is the answer in one place. Every La Tilia home has three area figures, and each belongs to a different document. Only one of them comes from the La Tilia floor plans.
- The plan total area is the built-up area. It comes from the plate.
- The net sold area on the Oqood, the initial contract of sale that the DLD issues, is the plot. On the contracts I have seen, the plot and the built-up area appear as two separate lines. The plot is the larger figure.
- The size field on a DLD transaction is also the plot. That is why a 3B1 sale can show 2,110 sq ft in the DLD data while the plate says 2,354. Likewise, a 4B2 can show 3,014 against a plate of 3,158.
Portals mix the two. Some listings print the plot, some print the built-up area, and a few print the wrong one. When you compare a price per square foot across La Tilia listings, check which area sits under it first. In this article every price per square foot is on the built-up area.
What every La Tilia plan shares
The four La Tilia floor plans share one spine. I use the labels the plates use. Where a plate says “store”, I say store, not study.

The spine of every plan
The arrival. Every home has a covered car port for two cars at the front. On every type the car port leads to a lobby. On the 3-bedrooms the car port measures 5.4 by 6 metres; on the 4-bedrooms it is 6.6 by 6 metres.
The living floor. Living and dining run across the back of the ground floor and open onto the garden. The kitchen is a separate room of 3.1 by 2.7 metres on every type, next to the service side. There is a powder room on every plan.
The service side. Every plan has a maid’s room with its own maid’s bath and a laundry. The plates also show a garbage store and a pump room by the car port. On the 3-bedrooms there is also a store of 1 by 3 metres off the kitchen.
The bedrooms. The master bedroom has a walk-in closet and its own bathroom on every type. Bedrooms 01 and 02 share a bathroom. On the 3-bedroom plans the master is 3.5 by 4.8 metres. On the 4-bedroom plans it is 3.5 by 3.6 metres, because the fourth bedroom takes floor area elsewhere.
The outside space. Every home has a garden at the back and at least one balcony on the first floor. Gardens differ by type. Mid units get 6.8 by 4.8 metres. End units get 10 by 4 metres plus a side strip of land.
What changes when you move up a type
Two things are not shared across the La Tilia floor plans. They are what you pay for when you move up a type.
- The 4-bedrooms put the fourth bedroom on the ground floor, labelled “Guest bedroom” on the plate, 4.4 by 3.1 metres. Upstairs, the first floor keeps three bedrooms, so the master is smaller.
- The “2” types add a roof floor with a family room and a space the plate labels “Terrace”. Nothing else on the plan changes.
The four La Tilia types, walked through one by one
The same fields for each of the La Tilia floor plans. Closed prices are DLD-registered resales, clean of partial-share transfers, 12 months to 31 October 2026. Where a type has under three sales in that window I say so, and I do not price from it.
La Tilia 3 bedroom floor plan: Type 3B1, mid unit, G+1, 2,354 sq ft

Size. The La Tilia floor plan for Type 3B1 prints a total area of 2,354.17 sq ft (218.71 sq m). On the register the plots fall in two bands: about 1,884 sq ft and about 2,110 sq ft, with a handful either side. 434 homes, the most common type by far.
Layout. The ground floor holds the car port, lobby, living and dining to the garden, a kitchen with a store, a powder room, a laundry, and the maid’s room with its bath. Upstairs, the master bedroom has a walk-in closet and bathroom. Two further bedrooms share a bathroom. There are two balconies, 3 by 1.4 and 1.9 by 1.5 metres.
What the plan does well. The master is the largest in the cluster at 3.5 by 4.8 metres. Its living floor is compact and the kitchen sits behind its own door, which many families prefer. The 2,110 sq ft plot carries about 226 sq ft more land than the 1,884 sq ft one, and on a mid unit that extra land can only sit at the front or the back.
What to weigh. It is a mid unit, so there are neighbours on both sides. There is no roof floor and no family room. Bedroom 02 is 3.1 by 4 metres, one of the smallest bedrooms in the set.
Who it suits. Families of four or five who want the lowest entry price in a new cluster. It is also the easiest plan to let later.
What the 3B1 sold for
The developer registered all 434 at a median of AED 2,993,000. In the 12 months to 31 October 2026 there were 31 clean resales. Median AED 3,049,200, range AED 2,704,000 to 3,358,000, median AED 1,295 per sq ft on the built-up area. The plot moved the price. On about 1,884 sq ft plots, the 11 sales had a median of AED 2,911,000. On about 2,110 sq ft plots, the 20 sales had a median of AED 3,102,500.
La Tilia 3 bedroom floor plan: Type 3B2, mid unit, G+2, 2,937 sq ft

Size. The La Tilia floor plan for Type 3B2 prints 2,937.36 sq ft (272.89 sq m). Plots from 1,884 to 2,124 sq ft, mostly at about 2,110. Only 66 homes, 32 in Phase 1 and 34 in Phase 2.
Layout. The ground and first floors match the 3B1 room for room. The roof floor adds a family room of 4.6 by 4 metres and a terrace of 3.5 by 5 metres.
What the plan does well. It is the only 3-bedroom plan in La Tilia with a third floor. The family room gives a second living space away from the children’s bedrooms. The 583 extra sq ft sit on the same plot, so you pay for building, not land.
What to weigh. It is still a mid unit with a mid-unit garden. The roof floor adds stairs and cooling load. Resale evidence is thin, and that cuts both ways when you sell.
Who it suits. Households that want a separate family or work room but do not need a fourth bedroom.
What the 3B2 sold for
The developer registered all 66 at a median of AED 3,317,000. In the 12 months to 31 October 2026 there was one clean resale, at AED 3,284,000 on 25 August 2026. One sale is a data point, not a market. Since launch there have been three: AED 3,480,750 on 24 July 2025, AED 3,744,000 on 19 August 2025, and the August 2026 sale. Price a 3B2 from the developer median and the 3B1 evidence, not from these three. Of the four La Tilia floor plans, this is the one where the asking price matters least and the closed sales matter most.
La Tilia 4 bedroom floor plan: Type 4B1, end unit, G+1, 2,477 sq ft

Size. The La Tilia floor plan for Type 4B1 prints 2,476.67 sq ft (230.09 sq m). Plots from 2,560 to 4,543 sq ft, with clusters at about 2,691 and 3,014. 206 homes, 102 in Phase 1 and 104 in Phase 2.
Layout. The ground floor holds the car port for two, lobby, living and dining, kitchen, powder room, laundry, and the maid’s room with its bath. It also holds a guest bedroom of 4.4 by 3.1 metres. Upstairs, the master has a walk-in closet and bathroom, and two bedrooms share a bathroom. There is one balcony of 3.6 by 1.1 metres and a double-height void over the living room.
What the plan does well. It is an end unit, with one shared wall and a garden on two sides. The ground-floor bedroom works for parents, a guest or a home office without stairs. The double volume makes the living room feel larger than its 3.5 by 4.3 metres.
What to weigh. The upstairs bedrooms are smaller than the 3B1’s. The built-up area is only about 123 sq ft more than a 3B1, so the fourth bedroom comes out of other rooms. There is one balcony, not two.
Who it suits. Families that need a bedroom on the ground floor. Also buyers who value the end position and the larger garden over interior size.
What the 4B1 sold for
The developer registered all 206 at a median of AED 3,410,500. In the 12 months to 31 October 2026 there were 25 clean resales. Median AED 3,525,000, range AED 3,100,000 to 4,125,000, median AED 1,423 per sq ft on the built-up area. Phase 1 and Phase 2 sold at the same level: medians of AED 3,525,000 and 3,512,500. Larger plots tended to close higher, but not in proportion. The 3,477 sq ft plot closed at AED 4,125,000; the 4,543 sq ft plot closed at AED 3,600,000.
La Tilia 4 bedroom floor plan: Type 4B2, end unit, G+2, 3,158 sq ft

Size. The La Tilia floor plan for Type 4B2 prints 3,158.13 sq ft (293.40 sq m), the largest of the four. Plots from 2,674 to 5,228 sq ft, with the largest group at about 3,014. 144 homes, 74 in Phase 1 and 70 in Phase 2.
Layout. The ground and first floors match the 4B1. The roof floor adds a family room of 6.6 by 4.3 metres and a terrace of 6.6 by 3.7 metres.
What the plan does well. Five usable rooms for sleeping or working: four bedrooms and the roof family room. The roof terrace is the largest terrace on any plate. End position, wide garden, two-car port.
What to weigh. Three floors of stairs. Cooling load and upkeep rise with built-up area, and this is the largest plan. It is also the most expensive type, and the 12-month sale count is eight, so pricing needs care.
Who it suits. Larger families, or those that want a separate floor for older children, guests or work.
What the 4B2 sold for
The developer registered all 144 at a median of AED 3,952,000. In the 12 months to 31 October 2026 there were eight clean resales. Median AED 4,325,660, range AED 3,949,000 to 4,568,000, median AED 1,370 per sq ft on the built-up area. Here are the eight, dated:
- December 2025 AED 4,150,000
- January 2026 AED 4,417,230
- February 2026 AED 4,100,000
- March 2026 AED 4,376,320
- June 2026 AED 4,275,000
- August 2026 AED 4,450,000
- September 2026 AED 4,568,000
- October 2026 AED 3,949,000
Eight sales are enough to see a range, not enough to see a trend. Of the four La Tilia floor plans, this is the one with the widest plot range, so check the plot before the price.
Own one of these types? If you want it priced against the other three, send me the type and the plot area and I will show you where it sits against closed sales.
La Tilia plot sizes: same house, different land
Within one of the La Tilia floor plans the built-up area never changes. The plot does. This is the variable that explains most of the price spread inside a type. Yet it is the one most listings leave out.

Two bands for 3-bedrooms, a wide spread for 4-bedrooms
- 3-bedroom plots come in two bands. About 1,884 sq ft and about 2,110 sq ft. Phase 2 has a higher share of the larger band. Over the 12 months, the larger band carried a median premium of about AED 190,000 on the 3B1 (20 sales against 11).
- 4-bedroom plots vary far more, because end units pick up the corners and the odd shapes of each block. 4B1 plots run from 2,560 to 4,543 sq ft. 4B2 plots run from 2,674 to 5,228 sq ft. Across the 25 4B1 sales, plot and price moved together only loosely.
- Plots over 3,500 sq ft are rare. Phase 1 has 8 under 4B1 homes and 12 under 4B2 homes. Phase 2 has 16 and 16.
How I price land inside a type
The rule I use across the La Tilia floor plans: within a type, pay for the plot when the plan uses it. Corner plots that are all side strip add land, not living space. Deep plots behind the garden add garden. Ask for the Oqood and the cluster map together before you put a number on it.

Where the cluster sits against ready Villanova
For the cluster as a whole, La Tilia 4-bedrooms closed at a median of AED 3,600,000 in the 12 months to 31 October 2026, from 33 sales. The 3-bedrooms closed at AED 3,049,600 from 32 sales. On the built-up area that is AED 1,406 and 1,296 per sq ft. Ready Villanova 4-bedrooms closed at AED 1,601 per sq ft over the same window, so La Tilia sits about 12 percent under ready. For how that gap behaves in another community, see my Dubai Hills off-plan vs ready piece. For the full Villanova cluster table, see the Villanova villa resale prices report.
Which La Tilia type suits your household
| Household | Type | Why, on the plan | The trade-off |
|---|---|---|---|
| Couple or family of four, first home in the cluster | 3B1 | Lowest entry, largest master, closed kitchen | Mid position, no spare room |
| Family that works from home or wants a second living room | 3B2 | Roof family room and terrace on a 3-bedroom price base | Few resales so far, three floors |
| Family with a parent or guest who cannot use stairs | 4B1 | Ground-floor guest bedroom, end position, garden on two sides | Smaller upstairs bedrooms |
| Larger family, or one that needs a separate floor | 4B2 | Four bedrooms plus a roof family room and the largest terrace | Highest price, highest running area, three floors |
| Buyer who wants land rather than rooms | 4B1 or 4B2 on a plot over 3,500 sq ft | 52 such plots exist across both phases | Pay only for land the plan uses |
What to ask to see before you buy
Seven requests, in the order I make them, before I put a price on any of the La Tilia floor plans.

- The plan plate with the type code and the (M) suffix. Confirm it matches the unit number on the cluster map.
- The Oqood. Check the net sold area (the plot) and the built-up area as two separate lines, and the original price.
- The cluster map with the unit marked. Position in the block, orientation, and what the plot borders. The map is schematic, not to scale.
- The payment schedule in the sale and purchase agreement. Check what the seller has paid, what falls due before handover, and the assignment clause. My assignment guide explains the typical terms, and my Dubai property payment plans guide covers how these schedules work in general.
- The developer’s no-objection certificate terms. Fee and timing vary by developer. As of my last check, Dubai Properties does not publish them, so treat broker figures as indicative.
- The latest DLD inspection percentage. At the 29 June 2026 inspection Phase 1 stood at 5.02 percent and Phase 2 at 5.35 percent. I track each release on the handover date page.
- Three closed sales of the same type. Not asks. If the seller’s agent cannot show three, use the figures above. For the wider test I apply to any purchase, see how to tell if a Dubai property is a good deal.
If you are selling rather than buying, the same seven documents are what a serious buyer will ask you for. My Villanova selling guide covers the sequence, and the valuation page shows how I price from closed sales.
The facts in one line
Four La Tilia floor plans, two phases, one rule. Bedrooms set your row position, the second digit sets your floors, and the plot sets most of the price difference inside a type.

There are four types across both phases: 3B1 and 3B2 with three bedrooms, 4B1 and 4B2 with four. Each is also drawn mirrored, marked (M). The plan areas are 2,354, 2,937, 2,477 and 3,158 sq ft. Phase 1 and Phase 2 use the same four plans; only the plot sizes and counts differ.
What is the difference between La Tilia 3B1 and 3B2?
The ground and first floors are identical. The 3B2 adds a roof floor with a family room of 4.6 by 4 metres and a terrace of 3.5 by 5 metres, taking the plan area from 2,354 to 2,937 sq ft. Both are mid units on similar plots. There are 434 3B1 homes and 66 3B2 homes.
Is every La Tilia 4 bedroom an end unit?
Yes, on the plans. The La Tilia floor plans from Dubai Properties label both 4-bedroom types, 4B1 and 4B2, as end units, and both 3-bedroom types as mid units. The key plan on each plate shows a six-house block with a 4-bedroom at each end and four 3-bedrooms between them.
What does (M) mean on a La Tilia floor plan?
(M) means mirrored. 3B1 (M) is the same house as 3B1, flipped left to right so that two neighbours can share a wall. The area, the room list and the row position do not change. It is not a different type and does not show a different price in the DLD data.
Why does the DLD show a bigger size than the La Tilia plan?
Because they measure different things. The plan’s total area is the built-up area of the house. The Oqood and the DLD transaction data carry the net sold area, which is the plot. On a 3B1, the plate says 2,354 sq ft while the DLD data may say 2,110 sq ft. Always ask which figure sits under a price per square foot.
What has a La Tilia 4B2 sold for?
In the 12 months to 31 October 2026 there were eight clean DLD-registered resales of the 3,158 sq ft 4B2 type. The median was AED 4,325,660 and the range AED 3,949,000 to 4,568,000, or about AED 1,370 per sq ft on the built-up area. The developer registered all 144 at a median of AED 3,952,000.
How do La Tilia Phase 1 and Phase 2 differ?
They use the same four La Tilia floor plans. Phase 1 is DLD project 3455 with units 1 to 410; Phase 2 is project 3456 with units 411 to 850. Phase 2 has more of the larger 3-bedroom plots and the biggest end-unit plots, up to 5,228 sq ft. Both phases carry the same registered completion date.
How does La Tilia compare with the other Villanova clusters?
La Tilia has the largest 3-bedroom townhouse in Villanova at 2,354 sq ft, against about 1,920 to 1,985 sq ft in Amaranta, La Rosa and La Violeta, per the unit register. Its plots run about a fifth larger at the median. It is also the only cluster with G+2 townhouses: 210 homes have a roof floor.
Which way does a La Tilia home face?
The La Tilia floor plans carry no north arrow, so use the cluster map, which has one with north roughly at the top of the sheet. The garden sits at the back of every plan. Find the unit number on the map, see which way the back opens, and read it against the compass. The map is schematic, not to scale.
