Sobha Seahaven: what to know before you buy or sell.

Sobha Seahaven is a three-tower project by Sobha Realty on the Dubai Harbour waterfront, between Dubai Marina and Palm Jumeirah. The towers are still being built, and the handover dates online do not agree. You can buy from Sobha or from an owner. This page brings the key facts and all my Seahaven guides together.

The towers

Three towers, two DLD projects

DLD registers Seahaven as two projects. Tower A is one. Towers B and C share the other, so they share one build figure and one completion date. Homes run from compact one-bedrooms to four bedrooms and more.

The dates

Four handover dates, one project

Sources give different dates, and they do not measure the same thing. Here they are side by side.

Sobha’s date was read in September 2026. The date in your own sale contract is the one that counts, so check it before you plan around any date online.

Views

The view comes with the stack, not the building

  • In Towers A and B, Sobha’s plans list a sea view for stacks 01 to 04 and 08.
  • Stacks 05 to 07 list Marina or Marina Skyline views only.
  • Sobha states no view for the Tower C typical floors, or for Tower B levels 10, 32 and 34 to 42.
  • Sobha’s plans label balconies. No Seahaven plan labels a terrace.

Before you pay for a sea view, ask for the view Sobha states for that exact stack, in writing.

Location

On the Dubai Harbour waterfront

Seahaven sits on the Dubai Harbour waterfront, between Dubai Marina and Palm Jumeirah. The ready Emaar Beachfront towers stand next door, and buyers most often compare Seahaven with them. DLD files the project under Dubai Marina, so you will see both names on records and listings.

Buying and selling

How buying works before keys

You can buy from Sobha, on its payment plan, or from an owner. An owner resale follows these steps.

  • Check the seller’s contract, Oqood and Sobha statement of account. Together they show the original price and how much has been paid.
  • Get Sobha’s no objection certificate for the transfer. Sobha sets its own conditions, so ask for them in writing.
  • Sign Form F, the sale agreement, then transfer at a DLD trustee office.
  • The buyer usually pays the seller what has been paid to Sobha, plus any agreed premium. The rest of the instalments then pass to the buyer.

Budget for the 4% DLD transfer fee. DLD charges it on the registered value, which can be higher than the agreed price.

How I work on Seahaven

One advisor, whether you buy or sell

Two Seahaven homes of the same size can sit far apart on value, because of tower, stack, floor and how much is paid. Here is what I do for you.

  • If you are buying, I check the ask against the seller’s contract and the stack’s registered sales.
  • I set the price against ready Dubai Harbour homes, with the wait to keys counted.
  • Before you sign, I check the transfer conditions, the statement of account and the labels on the listing.
  • If you own a Seahaven home, I price it on DLD records and show you what each option costs, from selling now to paying to keys.
  • You deal with me, start to finish.

Questions

Sobha Seahaven FAQ

Where is Sobha Seahaven?

Sobha Seahaven is on the Dubai Harbour waterfront in Dubai, between Dubai Marina and Palm Jumeirah, next to the Emaar Beachfront towers. The Dubai Land Department files the project under Dubai Marina, so you may see either name on official records, data sites and property listings.

How many homes does Sobha Seahaven have?

Sources differ slightly. The Dubai Land Department project register lists 784 units: 333 in Tower A and 451 in Towers B and C. Another unit register counts 777 homes, 330 and 447. I could not confirm what explains the gap. In both, Tower A holds about four in ten homes.

Who is the developer of Sobha Seahaven?

Sobha Realty developed Sobha Seahaven and still sells some homes directly, on its own payment plan. Seahaven has no hotel brand or operator. Buyers’ payments go into project escrow accounts at Emirates NBD for Tower A and Bank of Baroda for Towers B and C.

When will Sobha Seahaven be handed over?

Sources differ. A Sobha listing card showed August 2027. The Dubai Land Department records 30 April 2028 for Tower A and 31 October 2028 for Towers B and C. Based on DLD build pace, I estimate keys in late 2028 to early 2029. That is my estimate, not a Sobha date.

Can foreigners buy at Sobha Seahaven?

Yes. Sobha Seahaven is freehold, so buyers of any nationality can own a home there outright. While the towers are being built, each sale is registered with the Dubai Land Department as an Oqood. The title deed follows after handover. DLD fees are the same for every nationality.

Can I sell my Sobha Seahaven unit before handover?

Yes. Owners resell before handover, and DLD has registered dozens of Seahaven resales. You need a no objection certificate from Sobha, which sets its own conditions, such as a minimum share of the price paid. Ask Sobha for them in writing. The buyer usually pays you what you have paid Sobha.

Does a sea view cost more at Sobha Seahaven?

When Sobha sold the towers, stacks with a stated sea view cost from about the same to about 7% more per square foot, floor for floor. The view showed more in how fast homes sold. Check the view Sobha states for the exact stack before you pay any premium on top.
