Seagate Mina Rashid is the only finished building in Rashid Yachts & Marina. Emaar completed it in 2025, and it is sold out, so every purchase now is a resale. Over the last 12 months, resale prices ran about AED 1,750,000 for a one bedroom (3 sales), AED 2,615,000 for a two bedroom (12 sales) and AED 5,100,000 for a three bedroom (4 sales). Tenants signed at AED 70,000 and AED 105,000 a year. That is a gross yield of 4.0%, and about 2.4% to 3.0% after costs.
Everything below comes from Dubai Land Department sale records and Ejari rental contracts through 8 July 2026, plus a portal listing snapshot from 9 July 2026. Where a number rests on a small sample, the sample size is printed next to it.
The building: Seagate by Emaar
Seagate is four buildings, not one tower. Property Monitor records 302 units in total: 282 homes and 20 shops. The homes split into 40 one bedrooms, 178 two bedrooms, 61 three bedrooms and 3 four bedrooms. Emaar’s own Seagate fact sheet lists the same four numbers.
The four buildings are very uneven. Two of them hold most of the community:

Seagate 1 is the tall one at 15 floors. The others step down. Sizes run 706 to 819 sq ft for one bedrooms, 1,085 to 1,409 for two bedrooms, 1,522 to 2,793 for three bedrooms, and 3,016 to 3,242 for the three four bedroom homes, per Emaar’s fact sheet. Three bedrooms come with a maid’s room. The buildings sit on the Burj View axis, beside the canal pool, one row back from the marina promenade.
On completion: Emaar’s published payment plan set the final 20% instalment at 100% construction completion in September 2025. The DLD record agrees. Seagate units switch to “Ready” status, the first post-handover resale printed on 1 September 2025, and the first tenancy contract was registered on 12 January 2026. Property portals list the completion year as 2025. I could not find a first-party Emaar or news announcement confirming the exact handover month, so treat September 2025 as the scheduled and evidenced date rather than a confirmed press fact.
What Seagate Mina Rashid costs today
Seagate launched first and cheapest. Its first DLD sale printed on 13 February 2020 at a launch median of AED 1,404 per sq ft, from just 7 sales in the first 90 days. That is a thin base, so read it as a marker rather than a precise floor. Emaar’s launch brochure started one bedrooms at AED 1.11 million.
Six years later, Seagate resales over the last 12 months cleared at a median of AED 2,575 per sq ft across 20 sales. By size:

Only the two bedroom line has enough sales to trust. The one and three bedroom medians rest on three and four sales.
Asking prices sit above that. On 9 July 2026 there were 86 separate Seagate resale listings, and their median asking price ran 10.3% above what Seagate units have actually sold for. The gap was 11.8% on one bedrooms (9 listings), 10.0% on two bedrooms (53 listings) and 7.4% on three bedrooms (22 listings). That figure is portal sourced and directional. It is a one day snapshot, and across the wider community about 27% of listings are the same home advertised by more than one agency.
One thing that helps Seagate: its price record is clean. Across Mina Rashid, 87 of 355 resales are name transfers at the developer’s own price rather than real sales. Exactly one of those is in Seagate. When you look at a Seagate comparable, you are almost always looking at a real price. That is not true everywhere in this community, and it is worth reading the caveat before trusting any project’s median.
The handover step: the number that matters
This is the most useful thing Seagate teaches, because no other building in Mina Rashid has been through it.
Seagate owners who sold before handover made a median gain of 27%, across 100 sales. Owners who sold from 1 September 2025 onward made a median gain of 46%, across 19 sales. Same building, same owners, roughly 19 percentage points apart. (Drop the single September sale and the figure reads 49% on 18. Both are true. They differ only in where you put the line.)
The pattern holds across the wider community too. Sorted by how far along construction was at the point of sale, median gains run about 7% below half built, 15% between half and 80%, 33% between 80% and finished, then 46% after handover. Those stage figures come from a model that matches each sale to an interpolated construction percentage, and the inspection data behind it runs one to three months behind. The post-handover cell rests on 20 sales, 18 of them Seagate. So the shape is well evidenced; the exact percentages are not.
The practical reading: in this community, gains have followed construction stage, not time held. Selling early has been the expensive choice. You can see how that plays out across the other projects here.
Working out whether a specific unit is priced against real sales or against hopeful listings takes about twenty minutes with the transaction record. It is worth doing before you offer.

Seagate rent: what tenants actually sign
Every registered tenancy in Mina Rashid is in Seagate. There are 40 of them, all new contracts, running from 12 January to 6 July 2026. That is the whole rental record for the community. After removing four contracts (three same day furnished lets in Seagate 4, and one four bedroom at an impossible rate), 36 remain.

Asking rents are much higher. Bayut’s average Seagate asks on 9 July 2026 were about AED 85,000 and AED 143,000, and deduplicated Property Finder listings ran higher still. So the advertised rent runs roughly 20% to 40% above what tenants sign. Those ask figures are portal sourced and directional; the signed figures are registered contracts.
Rents also softened as the building filled. Median one bedroom rents by month were AED 80,000 in March, 80,000 in April, 72,500 in May, 73,500 in June and 67,500 in July. Every one of those months rests on six contracts or fewer, so this is a direction, not a trend line.
On yields: 4.0% gross for both one and two bedrooms, using signed rents against 12 month resale prices. After a service charge of around 20 AED per sq ft, a letting fee and some vacancy, the defensible net range is 2.4% to 3.0%. That model does not include chiller costs during voids, or furnishing.
You will see 5.9% quoted for Seagate. That figure divides today’s rent by what a 2022 buyer paid. It is real for that owner. It is not available to anyone buying now. More on how Mina Rashid yields are calculated and what the full Ejari record shows.
No Mina Rashid project appears in the DLD public service charge index at all. I checked the full index of 5,637 entries on 20 July 2026 and searched again this week with no change. The 17 to 20.5 AED per sq ft bracket used above comes from the DLD approved 2026 budgets for Emaar’s comparable waterfront towers, including Beach Vista at 20.43 and Creek Horizon at 17.62. Budget for a stress case of 25 to 30 and ask the seller for the actual invoice. This section will be updated when a Seagate figure is published.

Seagate apartments for sale: a crowded exit
Here is the part no listing page will show you.
Of the 252 Seagate homes Emaar sold and DLD recorded, 86 are listed for sale right now. That is 34%. One home in three in a finished, occupied, sold out building is on the market.
And a lot of owners have already gone. Seagate has printed 120 resales, spread across 110 separate homes. So 39% of the building’s 282 apartments have changed hands at least once, and nine homes have traded more than once. To put that in scale: Mina Rashid has recorded 355 apartment resales in total. Seagate alone is 120 of them. One building is a third of the entire community’s secondary market.
None of this means anything is wrong. Seagate owners are sitting on a median 46% gain and taking it, which is a rational thing to do. But it changes what you are walking into as a buyer. You are not competing with a handful of sellers. You are one of many buyers looking at a deep, visible, well supplied market where the seller has a clear picture of what everyone else is asking, and so do you.
For a buyer, that supply is leverage. For a seller, it means pricing to the transaction record rather than to the listing page.

Living at Seagate, Rashid Yachts & Marina
What is open today, checked in late July 2026:
What is not open: I could not confirm at first-party or news level that the canal pool or the beach are in use. “The Dubai Mall by the Sea” has no announced opening date and no longer appears on Emaar’s community page. The pedestrian harbour bridge and several district parks have no dates. Dubai Metro’s Gold Line was approved in April 2026 with an inauguration target of 9 September 2032, per Dubai Media Office, so there is no metro nearby for years. The nearest station today is ADCB on the Red Line, roughly 11 minutes by car.
Living in Seagate right now means living in a finished building inside a construction site, with about 1,900 more homes due to hand over in 2028 alone. See the handover tracker for what lands when.
Who Seagate suits
It suits you if you want to see the actual apartment before paying, need to move in now rather than in 2028, and value a real transaction record over a brochure. Two bedrooms are the best evidenced product here, with 12 recent sales and 21 signed tenancies behind them.
It suits you less if you are buying for yield. Roughly 4.0% gross and 2.4% to 3.0% net is below what several other Dubai communities pay, and the rent record shows softening as supply arrived. It also suits you less if you want a quiet finished neighbourhood, because the surrounding community is years from complete.
