In July 2026, 61 landlords in Mina Rashid were asking about AED 290,000 a year to rent a three-bedroom apartment. Not one of them has ever signed a tenant. The tenancy register holds no three-bedroom contract at all.
That gap is worth holding onto while you choose a size. This Mina Rashid bedroom comparison uses every resale registered with the Dubai Land Department up to 8 July 2026, and the record does not reward the biggest homes.
Two-bedroom homes did best. Their median gain was +15% across 137 resales, and almost nine in ten sellers made money. One-bedrooms gained +9% across 97 resales. Three-bedrooms came last. They gained +10% across only 33 resales, and just seven in ten sellers made money at all.
Bigger sounds safer. In this community, the record does not show it.

Mina Rashid apartment types: how many of each size exist
Before we talk about money, look at what was actually built. Mina Rashid holds 5,193 homes across 21 residential projects.

One-beds and two-beds together are 84.5% of every home here. That one fact shapes everything below.
Think about what it means in practice. If your size makes up four in five homes, there is always someone buying and someone selling. Prices get tested every week. If your size makes up one in seven, there are long quiet stretches where nothing trades, and nobody really knows what your home is worth.
Three-bedroom homes sit in 20 of the 21 projects, but they cluster. Five buildings hold 353 of the 724, which is 49%: Marina Views (107), Clearpoint (73), Baystar by Vida (62), Seagate (61) and Seascape (50). Sunridge has no three-bedroom homes at all. All 54 studios sit in one building, Portside Square.

Mina Rashid bedroom comparison: what each size gained
Here is what owners actually walked away with when they sold. These are open-market resales, which means a seller and a buyer agreed a price between them. They were registered between 13 February 2020 and 8 July 2026.

Two of the 1-bed sales and two of the 2-bed sales carry no gain figure, so those percentages rest on 95 and 135.
One thing you should know about all of these numbers. DLD records the registered price. Broker guides report that the 4% transfer fee is charged on the higher of the contract price or DLD’s own valuation. So a registered price can sit above what a buyer really paid, but never below it. Every gain figure here is therefore a ceiling, not a midpoint.
Two-bedroom homes won on both counts. They made more, and they made it more often. Nearly nine in ten two-bedroom sellers came out ahead.

Now look again at the three-bedroom row. On the median it beats the one-bedroom, +10% against +9%, and a salesperson will happily show you that. But the median hides the story.
Sort every three-bedroom sale from worst to best and cut the list in four. The bottom quarter made 0% or less. Nothing. For one-beds and two-beds, that same bottom quarter still made +4% or better. So the floor under a three-bedroom is lower.
At the same time, the single best result in the whole community was a three-bedroom, at +75%. That is the real pattern. Three-bedroom results are spread wide. A few owners did very well. More of them did nothing. With only 33 sales on record, you cannot plan around that. You are hoping, not calculating.
One thing does lift every size, and it is not size at all. It is delivery. Seagate is the only building handed over so far, and its resales after handover show a median gain of +46% across 19 sales from 1 September 2025. That jump comes when keys change hands, and it lifts one-beds, two-beds and three-beds alike. Our ranking of the best buildings to buy covers where that effect sits today.
Why our numbers are smaller than the ones you will see elsewhere
Count resales on a property portal and you will get bigger numbers than ours. The register holds 355 resales. We price 268 of them. Here is exactly why, and here is what happens if you disagree with us.
Eighty-seven resales registered at the original price, meaning exactly the price the developer first sold that same home for. Eighty-four match to the dirham.
Now, a fair objection, and one worth taking seriously: a sale is a sale. If someone really did sell for the same price they paid, that is useful information. It tells you the price went nowhere. That is true, and it is why we do not exclude flat sales as a rule. Genuine flat sales exist in Mina Rashid, the register computes a gain for them, and they stay in our numbers.
We set these 87 aside for a different reason. They do not behave like sales.
What we cannot do is prove what they are. The extract has no field that names the type of registration. So the honest sentence is this: the pattern fits a registration that is not a sale, and the record cannot prove which kind. The full method is set out here.
Because we cannot prove it, here is the answer both ways.

Every number falls on the harsher reading. None of the lines cross, so the order holds.

Take the harshest possible reading of our method, count every one of those 87 as a real sale where the owner made nothing, and the answer does not change. Two-bedroom still leads on both measures. Three-bedroom still has the smallest share of owners who made money, and on this reading barely half of them did. Every number drops, but the order stays the same. That is the test that matters.
1 bedroom vs 2 bedroom Mina Rashid: what each size rents for
Here is where the three-bedroom story gets uncomfortable.
The entire rental record of Mina Rashid is 40 tenancy contracts. Every one is in Seagate, the only building handed over so far. They start between 12 January and 6 July 2026. Four are clearly furnished or mispriced, so we take those out, which leaves 36.

Both sizes return about 4.0% gross against recent Seagate resale prices. The price side is thin: a median of AED 1,750,000 for a 1-bed on three sales, and AED 2,615,000 for a 2-bed on twelve. Take off a service charge, a letting fee and some empty weeks, and the fair net range is 2.4% to 3.0%. That leaves out chiller costs and furnishing.
One warning worth repeating. The 5.9% yield some brokers still quote is the rent divided by what an owner paid back in 2022. Nobody buying today can get it.
Nobody has ever rented a three-bedroom here
Look at the table again. There is no three-bedroom row, and that is not an oversight.
Not one three-bedroom lease has been registered in Mina Rashid. One contract exists in the record, and it sits inside the same batch of four mispriced contracts we removed above. So the real count is zero.
What does exist is asking prices. On 9 July 2026 there were 61 separate three-bedroom rental listings on Property Finder, at a median asking price of AED 289,900. Sixty-one landlords asking. Nobody has signed.
That gap matters, and here is how to read it. Where we can check both sides, asking prices in Mina Rashid sit well above what tenants actually sign. One-bedroom asks were AED 85,000 against AED 70,000 signed, which is 21% higher. Two-bedroom asks were AED 140,000 against AED 105,000 signed, or 33% higher. Listing counts come from the portal on a single day and are a rough guide only.
So an asking price of AED 289,900 is not proof of an AED 289,900 rent. It is a price nobody has agreed to. If someone shows you a three-bedroom yield today, it is a model, not a measurement, and they should tell you so. We will update this section the day a three-bedroom contract appears.

How easy is each size to sell later?
Most buyers think about the day they buy. Fewer think about the day they sell. That day is when depth matters, because depth decides whether there is a buyer waiting and whether you can price with any confidence.

Two-bedroom homes have the busiest market on both sides. The three-bedroom shape is the odd one. There are 105 on the market today against 33 priced sales in more than six years. Far more people are trying to sell a three-bedroom than there is proof of three-bedrooms selling.
There is one more catch. Fourteen of those 33 sales, or 42%, are in Seagate. So most of what anyone knows about three-bedroom resale in Mina Rashid comes from a single delivered building, not from the community as a whole.
Which size suits which buyer
There is no best size. There is a size that fits what you are trying to do. These are equal options, not a recommendation.
What each size costs. On resales to 8 July 2026, the median prices were AED 1,610,000 for a 1-bedroom at about 783 sqft, AED 2,410,000 for a 2-bedroom at 1,208 sqft, and AED 4,040,000 for a 3-bedroom at 1,750 sqft.
If you are buying to rent out. The evidence points to 1-bed and 2-bed, for the simple reason that they are the only sizes with signed rents behind them. Both return about the same gross yield. The 2-bedroom has the stronger sales record.
If you are buying to live in. Size is a life decision and the record is a second opinion, not a veto. A three-bedroom in Mina Rashid is a fine home, and if you need three bedrooms you need three bedrooms. What it is not, yet, is a proven investment. Do not let anyone sell it to you as both.
If you want the busiest market. That is the 2-bedroom, on every measure in this article: most sales, best median gain, highest share of owners in profit, most listings.
If you want the lowest entry price. That is the 1-bedroom, at about AED 1.6M. The gains are thinner than the 2-bed, but 97 sales stand behind them, which is a solid base.

Not here. On resales the median was about AED 2,088 per sqft for a 1-bed, AED 1,987 for a 2-bed and AED 2,184 for a 3-bed. The 2-bedroom is the cheapest per square foot, not the smallest home. Size and price per square foot do not move in a straight line.
What does each size actually cost in Mina Rashid?
On resales registered to 8 July 2026, the median prices were AED 1,610,000 for a 1-bedroom, AED 2,410,000 for a 2-bedroom and AED 4,040,000 for a 3-bedroom. New stock from the developer costs more. These are resale figures, not launch prices.

Before you choose a size
The honest summary is short. Two-bedroom is the size this community has actually proved. One-bedroom is the way in, with a solid record and thinner gains. Three-bedroom is where the evidence runs out, and where the distance between what sellers ask and what anyone has really paid or signed is widest.
None of that makes a three-bedroom a bad home. It makes it a home you should buy with your eyes open, priced on what the record shows rather than on what a brochure promises.
