What is the Aman Residences Dubai price? The public record gives a clear answer. Dubai Land Department (DLD) data shows 32 recorded sales from 8 June 2025 to 11 August 2026, worth AED 3.29B in total. The median price is AED 13,450 per sq ft. Also, 32 of the 82 homes on the DLD unit register have a recorded sale, which is 39.0%. Prices run from AED 48.1M for a two-bedroom to AED 422M for a penthouse.
This article sets out every one of those sales, home type by home type. For that, I used DLD transaction data through DXB Interact, the DLD project and unit registers, and the developer’s own documents. I left out asking prices, and I make no forecast. Finally, I checked both towers again on 11 September 2026 and found no newer sales.

Where Aman Residences Dubai is
Aman Dubai occupies the tip of Dubai Peninsula next to Jumeirah Bay Island. However, DLD records the area as Jumeirah Second. For that reason, you will also see the address listed as Jumeirah 2.

Who builds and runs it
H&H Development is the developer. On the DLD project register, though, the registered developer of project 3461 is Blackwood Development L.L.C. Aman Group is the brand partner, per H&H’s April 2026 release. Meanwhile, Kerry Hill Architects designed the scheme, per the brochure.
The register holds 82 units: 39 in each tower plus four villas. H&H’s April 2026 release describes “78 branded Residences and a limited collection of Waterfront Villas”. Since the brochure puts the villas at four, 78 plus 4 matches the register.
Handover, service charges and construction
Two more facts matter to buyers. First, handover is early 2030, per the developer’s documents. Second, the developer’s fact sheet lists expected service charges of 75 to 85, without stating a unit. Dubai normally quotes service charges in AED per sq ft, and the final budget is set when the owners association budget is filed. Finally, DLD’s inspection of 10 August 2026 put construction at 0.92%.

Aman Dubai price per sq ft by home type
Price per sq ft changes a lot from one home type to the next. So the table below splits the 32 sales into five types. Where a type has only two sales, I show both and give no median.

What the price per sq ft shows
Three points stand out in the Aman Residences Dubai price record.

Keep in mind that only two four-bedroom full floors have sold. Two sales are too few for a median. So read them as two data points rather than as a price level.
How I counted each home type
DLD labels do not always match the floor plans. For example, the DLD transaction data records one 3,824 sq ft sale as a four-bedroom. Yet that size matches the 3,825 sq ft two-bedroom plan in the brochure, so I count it as a two-bedroom.
Similarly, the DLD unit register lists one 5,944 sq ft home as a four-bedroom. That size matches the three-bedroom plan, so I count it as a three-bedroom. In other words, I sort every home by floor area, not by its label.

Aman Dubai penthouse price: two sales, 22 days apart
Each tower has one penthouse, and both have now sold. On the DLD record, both are six-bedroom homes of 31,201 sq ft.
So the two prices sit AED 65.8M apart, and the higher sale is 18.5% above the lower one. I show both rather than an average, because an average would describe a price that nobody paid.

Why the record cannot explain the gap
The DLD record shows the price paid, not the contract terms. For instance, it does not show a payment plan, a discount or what else the deal included. As a result, the record alone cannot explain the gap between the two penthouses, and this article does not guess.
How the AED 422M sale ranks in Dubai
Gulf News reported the AED 422M sale as the third most expensive apartment ever sold in Dubai. The two larger sales it named were at Bugatti Residences by Binghatti (AED 550M, 2025) and Como Residences by Nakheel (AED 500M, 2023). However, the reports on those two sales quote the developer and a brokerage, and they do not cite DLD for the sale prices.
Later, in April 2026, H&H said both penthouses had sold, which matches the two DLD records from March. Then, in July 2026, Knight Frank named the Aman sale the most expensive individual home purchase in Dubai in the first half of 2026. Aman Residences Dubai transactions since June 2025
The dates show how the record built up, sale by sale.
When the sales happened
DLD’s record dates the first five sales to 8 June 2025. In total, it recorded 12 sales in 2025 and 20 in 2026, up to 11 August. March and April 2026 alone brought 15 sales. Most recently, two sales came through on 11 August 2026, one in each tower.
No resale record yet
All 32 sales are first sales. Each home appears only once in the record, and no row shows an earlier sale of the same home. So Aman Residences Dubai has no resale record yet.

Two identical prices, one in each tower
One pair of sales stands out. DLD recorded two 5,944 sq ft three-bedrooms, one in each tower, at exactly AED 70,041,472. The first sale came on 27 March 2026 and the second on 21 April 2026. That is the same price to the dirham, 25 days apart. Still, the record shows only the match, not the reason for it.

How many Aman Residences Dubai homes have no recorded sale?
The DLD unit register lists 82 homes. By 11 August 2026, 32 had a recorded sale, which leaves 50 without one.

Sales by tower
Tower 1 has 22 recorded sales out of 39 homes, while Tower 2 has 10 out of 39. Both penthouses have sold. By contrast, none of the four villas has a recorded sale.
Why 50 is an upper bound
Read the 50 with care. A sale can reach the DLD register some time after a buyer reserves a home. As a result, buyers may already have reserved some of those 50 homes. In short, the count is an upper bound on availability, not a list of homes for sale. Only the developer can confirm what is available today.
Aman’s share of Jumeirah 2 sales
Jumeirah Second covers far more than Aman. For example, it includes Peninsula Dubai Residences, Rosewood Residences, Eden House The Canal and The Rings by PMR, as well as land plots.
From 1 January 2025 to 31 August 2026, DLD recorded 289 sales in Jumeirah Second, worth AED 10.76B in total. That count covers every property type, including land plots and villas.
Aman’s 32 sales make up 11.1% of those deals. Yet they make up 30.6% of the value. In other words, fewer than one sale in nine produced almost a third of the money recorded in the area.

Why this article makes no comparison

What the record does not show
The DLD record is strong on price, date and size. However, it says nothing about several things a buyer needs to know.
