Lower floors hold two homes each, with two-bedroom and three-bedroom plans. Upper floors hold one home each, as full floors. Each tower has one penthouse over two levels.

At the tip of Dubai Peninsula
Dubai Peninsula is new waterfront land in Jumeirah, where the Dubai Water Canal meets the sea. Aman sits at its tip. Jumeirah Bay Island, home to Bulgari, lies across the water to the north east. The Dubai Land Department lists the area as Jumeirah Second, while developers use the name Dubai Peninsula.
Who is behind it
Four names, and what each one does
- H&H Development builds and sells the project.
- Aman Group is the brand partner.
- Blackwood Development L.L.C. is the developer named on the DLD register.
- Kerry Hill Architects designed the scheme.
Aman Dubai also includes a hotel in its own building and Aman Club, a private members’ club of about 9,500 square metres. Owners get a priority nomination to join the club, which is not the same as automatic membership. Residents also have their own facilities, apart from the club, including a 50 metre pool.

Where is Aman Residences Dubai?
Aman Residences Dubai is at the tip of Dubai Peninsula, new waterfront land in Jumeirah at the sea end of the Dubai Water Canal. The Dubai Land Department lists the area as Jumeirah Second. Jumeirah Bay Island, home to Bulgari, lies across the water, and Downtown Dubai is a short drive inland.
How many residences does Aman Dubai have?
The DLD register lists 82 homes. There are 78 apartments in two towers, with 39 in each, plus four waterfront villas. The apartments run from two-bedroom homes of about 3,800 sq ft to two penthouses of 31,201 sq ft, one in each tower.
Who is the developer of Aman Residences Dubai?
H&H Development builds the project in partnership with Aman Group, the brand. The DLD register names Blackwood Development L.L.C. as the registered developer of project 3461. Kerry Hill Architects designed the scheme. My H&H guide explains each role and what the developer has finished.
When is the Aman Residences Dubai handover?
Sources give different dates. The DLD register shows 31 December 2028. H&H’s project page says 2029, and the developer’s documents say early 2030. The date written in your sales contract is the one that counts, so read it before you sign and ask what happens if it moves.
How much does an Aman Residences Dubai apartment cost?
Prices depend on the home type, tower and floor, and they change with each sale. My price guide tracks recorded sales by home type, with the price per sq ft and how to check any sale yourself. For a current figure on a specific home, ask me directly.
Can foreign buyers own at Aman Residences Dubai?
Yes. Aman Residences Dubai is freehold, so buyers of any nationality can own a home there outright and register it in their own name with the Dubai Land Department. Before you sign, check that your sales contract states the freehold title, and keep a copy of the registration. I check this with every buyer.
Does buying a residence include Aman Club membership?
No. Owners of Aman Residences Dubai get a priority nomination to join Aman Club Dubai, which is not automatic membership. Aman decides who joins, and the club has its own fees and terms. My Aman Club guide sets out the costs, the facilities and the questions to ask.
