
Aman vs Bulgari Dubai comes down to size, timing and record. From January 2025 to August 2026, an Aman two-bedroom sold for a median AED 13,896 per sq ft. A Bulgari Residences two-bedroom sold for AED 11,163. So Aman cost about 25% more per sq ft, for about 1.9 times the floor area. At three bedrooms, the order flips. Aman sold about 7% below Bulgari per sq ft, for 2.3 times the space.
This page sets the two public records side by side, point by point. I used Dubai Land Department (DLD) data via DXB Interact, the DLD registers and each developer’s own documents. Aman vs Bulgari Dubai at a glance
In short, there are three schemes and two brands. Aman Dubai is off-plan. On Jumeirah Bay Island, Bulgari has two schemes. Bulgari Residences is ready, while Bulgari Lighthouse is off-plan.

Where each one is
Aman Dubai sits at the tip of Dubai Peninsula, per the developer brochure. However, DLD records the area as Jumeirah Second, the same area as The Rings by PMR. Bulgari sits on Jumeirah Bay Island, which Dubai Holding describes as shaped like a seahorse. Both face the sea on the same stretch of coast.
Who builds them
H&H Development is the developer of Aman Dubai. On the DLD register, though, the developer is Blackwood Development L.L.C. Meraas is behind both Bulgari schemes: it built Bulgari Residences and is building Bulgari Lighthouse. For those two, the register names Meraas Bay And Residence L.L.C and Dhre 2 Bts L.L.C.
Bulgari Residences vs Aman Residences: two- and three-bedrooms
Two- and three-bedrooms are the only home types that sold at both schemes in the window. So they give the cleanest like-for-like test. I used the same window for both: 1 January 2025 to 31 August 2026.

Two-bedrooms
An Aman two-bedroom cost about 25% more per sq ft. Yet it is almost twice the size. As a result, the price paid is very different: a median AED 53.2M at Aman against AED 21.6M at Bulgari Residences.
Three-bedrooms
Here the order changes. An Aman three-bedroom sold 6.8% below Bulgari per sq ft. At the same time, it has 2.3 times the floor area. So the median Aman three-bedroom still cost about twice as much in total.
Why floor area changes the reading
Price per sq ft and total price tell different stories. For example, a buyer who wants the lowest entry ticket will look at the price paid. By contrast, a buyer who wants the most space per dirham will look at the rate. Both readings are true, which is why the table shows both.

Which Bulgari homes I left out
Bulgari Residences includes 12 Marina Lofts. The unit register lists them separately, at 4,576 to 9,549 sq ft each. Because they are a different kind of home, I left them out of the two- and three-bedroom comparison. Two of them sold in the window. With them included, the result barely moves: Aman is +24.9% at two bedrooms and 6.3% below at three.
I also left out two April 2025 records priced at AED 3,100 and AED 2,630. Those are not market prices.
Finally, Bulgari Residences also has one-bed homes, and Aman Dubai has none. In the window, six of them sold, at a median AED 13.4M.
Bulgari Lighthouse vs Aman: full floors and top homes
Aman’s larger homes compare with Bulgari Lighthouse, not with Bulgari Residences. That is because both are off-plan, and both have four- and five-bed homes.
Five-bedrooms
Four five-bedrooms sold at each scheme in the window. At Aman, the median was AED 16,904 per sq ft on 10,021 sq ft, or AED 169.4M. At Bulgari Lighthouse, the median was AED 12,937 per sq ft on 11,657 sq ft, or AED 150.8M. In other words, Aman sold 30.7% higher per sq ft, on 14% less floor area.

Four-bedrooms
Only a few four-bedrooms sold, so I show each sale instead of a median. Aman recorded two four-bedroom full floors: AED 125.8M (14,847 per sq ft) and AED 144.8M (16,831 per sq ft). Bulgari Lighthouse recorded one four-bedroom resale, in January 2026, at AED 80M (12,424 per sq ft) on 6,439 sq ft.
The two top prices
The top homes sold three years apart, so I give no percentage. In February 2023, DLD recorded the Bulgari Lighthouse Sky Villa at AED 410M, or AED 10,521 per sq ft on 38,970 sq ft. At the time, The National reported it as a record for the most expensive apartment sale in Dubai.
Then, in March 2026, DLD recorded both Aman penthouses. One sold for AED 422M and the other for AED 356.2M, on 31,201 sq ft each. Gulf News reported the AED 422M sale as the third most expensive apartment ever sold in Dubai.

Ready vs off-plan: what each buyer waits for
The three schemes sit at three different stages. That matters as much as price. For the general trade-offs, read my guide to off-plan vs ready properties in Dubai.
Bulgari Residences: ready
DLD recorded Bulgari Residences as 100% complete on 19 April 2018. So a buyer can see the home, the building and the service before paying.
Bulgari Lighthouse: under construction
At the DLD inspection of 9 July 2026, Bulgari Lighthouse was 63.61% complete. In a September 2024 release, Dubai Holding said the project is due for completion in Q2 2027. The DLD project register lists 27 March 2027.
Aman Residences Dubai: early in construction
On 10 August 2026, the DLD inspection put Aman at 0.92% complete. Handover is early 2030, per the developer’s documents. Three dates are in circulation, though. The DLD project register lists 31 December 2028, H&H’s website says 2029, and the developer’s sales documents say early 2030. The resale record: Bulgari has one, Aman does not yet
A resale shows what a later buyer paid for the same home. For that reason, it is often the most useful record of all.
Bulgari Residences
All 22 Bulgari Residences sales in the window were resales. Each home had an earlier sale on the record. Over a longer span, the median price per sq ft of Bulgari Residences apartments more than doubled from 2021 to 2025. Read that with care, because it compares annual medians across a changing mix of homes, not the same home twice. A long record shows more, as 13 years of One Palm data do. A later article in this series will look at that price history.
Bulgari Lighthouse
All 31 homes on the Bulgari Lighthouse register have a recorded sale. Five of them have sold twice. Four four-bedroom homes resold for 6% to 19% more than their first recorded price, between 2024 and early 2026. Meanwhile, one five-bedroom resold at the same price in February 2024. Some repeat prints carry no price information at all, as I showed in Mina Rashid.
Aman Residences Dubai
All 32 Aman sales are first sales. In other words, no Aman Dubai home has resold yet, so there is no resale record to read. To see what a resale record can show once it exists, read whether sellers make money in Business Bay and Dubai Creek Harbour.

Service charges: an index figure and developer guidance
The two figures come from different kinds of source. So read them in different ways.
So the Bulgari figure is a fact, while the Aman figure is guidance. Also, a later article in this series will look at Aman service charges. If running costs decide it for you, stress test them first.
Jumeirah Bay vs Dubai Peninsula: what comes with each home
Both addresses pair homes with a hotel. However, one hotel is open today and the other is still to be built.
At Bulgari
The Bvlgari Resort Dubai is open next to the homes. Meraas says the Lighthouse homes are “managed and serviced by the adjacent Bulgari Resort”. The island also has the Bvlgari Marina and Yacht Club, which Dubai Holding calls the first Bvlgari marina and yacht club in the world. In addition, Lighthouse owners can use the resort’s facilities, per a September 2024 release.

At Aman
The Aman Dubai hotel will sit beside the two home towers, per the brochure. It will also hold the largest Aman Club to date, per the developer brochure. Owners receive “priority nomination to join” the club. In other words, a home does not come with club membership. The brochure also lists what is included, such as a residence management team, a 24-hour concierge, a doorman, valet and security. However, a butler, chef or housekeeper is available on request, at a surcharge.

The brands behind each address
A global buyer judges a brand by its record around the world, not only in Dubai. Both brands run hotels and residences in many cities.
Aman worldwide
Aman began in 1988 with Amanpuri in Phuket, per the brochure. Today, the brochure lists 36 destinations in 20 countries. Also, Aman’s website lists residences at more than 20 of them. They include New York, Tokyo and Bangkok, plus several still to open, such as Dubai. So an Aman Dubai buyer relies on Aman’s record around the world, and on H&H to build the Dubai homes.

Bulgari worldwide
Bulgari is a jewellery house, owned by LVMH since 2011, per Skift. Its hotels began as a joint venture with Marriott, announced in 2001. The brand lists nine open hotels, in Tokyo, Beijing, Shanghai, Milan, London, Dubai, Paris, Bali and Rome, and three more opening soon. Marriott lists Bulgari Hotels & Resorts among its luxury brands.

How the two brands are rated
The published rankings put the two brands side by side at the top. However, the order changes from one list and one year to the next.
The 2026 edition of The World’s 50 Best Hotels is due on 15 September 2026, and this section will be updated then.
What a global record does and does not tell you
A brand’s record elsewhere shows how it runs its hotels. Still, it does not set the service in a Dubai building. The Dubai developer, the owners association budget and the management agreement do that. So before you buy at either address, get these points in writing:
- Who manages the residences day to day.
- How long the brand agreement runs, and what happens to the name and services if it ends.
- Which services the service charge covers, and which cost extra.
- Whether any hotel or club privileges come with ownership.
Who each address suits
Neither address is the better choice for everyone. Instead, each one fits a different buyer. The two lists below carry equal weight.
Bulgari may suit a buyer who:
- wants to move in now, or see the finished home first
- prefers a smaller home, from one bedroom
- values a resort, marina and yacht club that already operate
- would like a resale record to study before buying
Aman may suit a buyer who:
- wants a larger home, from a 3,824 sq ft two-bedroom to full floors
- can wait for handover in early 2030, per the developer’s documents
- values a private pool in each apartment, per the fact sheet
- is buying into Aman’s global record as well as the Dubai building

What the record does not show
The DLD record is strong on price, date and size. Even so, it leaves out several things a buyer needs to know.
How to compare the two yourself
- Look up each scheme’s sales on the DLD open data portal or DXB Interact.
- Use the same date window for both schemes.
- Group sales by bedrooms, then check each floor area.
- Put price per sq ft and total price side by side.
- Note which homes you left out, and why.

Frequently asked questions
It depends on the home type. From January 2025 to August 2026, an Aman two-bedroom sold 24.5% higher per sq ft than a Bulgari Residences two-bedroom, while an Aman three-bedroom sold 6.8% lower. Aman homes are about twice the size, so the total price ran 2.5 times higher at two bedrooms and 2.1 times at three.
No published ranking puts one brand clearly above the other. LTI’s 2025 ranking placed Aman second and Bulgari third, 0.1 points apart, after Bulgari led Aman a year earlier. The World’s 50 Best Hotels 2025 ranked Bulgari Tokyo 15th and Aman Tokyo 25th. Each brand offers a different style of luxury.

That is guidance, and the final budget is set when the owners association budget is filed. Bulgari Lighthouse has no index entry yet.
No. All 32 Aman Residences Dubai sales recorded from June 2025 to August 2026 are first sales. By contrast, all 22 Bulgari Residences sales from January 2025 to August 2026 were resales. At Bulgari Lighthouse, five of the 31 homes have sold twice.
