Aman Club Dubai: What It Costs, What You Get, and Who It Suits

Aman Club Dubai is 9,500 square metres of private club under one roof on Dubai Peninsula. The developer calls it the largest Aman club to date. To picture it, start with a jazz club in the basement. Then add two padel courts and two tennis courts, a 500 square metre fitness centre with private training studios, and an outdoor pool ringed by cabanas. Finish with a cigar lounge, a mixology bar and a boardroom you would actually use. Aman Club Dubai membership costs USD 200,000 to join and USD 20,000 a year. Owners of Aman Residences Dubai are offered a priority nomination to join, which is a head start rather than a key. This page sets out what the money buys, what it does not, and the kind of buyer it genuinely suits.

The short answer

Aman Residences Dubai has 32 DLD-recorded sales to 11 August 2026. The median is AED 13,450 per sq ft, which I set out in Aman Residences Dubai Price. This page picks up where that one stops, at Aman Club Dubai.

What Aman Club Dubai actually is

Most branded schemes give you a gym, a pool and a lounge, then call it a lifestyle. Aman Club Dubai is not that. This is a different scale of thing, and it sits on the same plot as your home.

The rooms inside Aman Club Dubai

Aman Club Dubai runs over three levels. Level one holds the arrival, a central lounge and a garden. It also carries meeting rooms, an executive suite, a conference room, a bar and lounge, a games lounge, a simulation studio, a cigar lounge and The Jazz Club. Outside sit a pro shop, two padel courts, two tennis courts and a viewing gallery. Next, level two is the social floor. It holds a reception, a bar and lounge, a terrace, an all-day dining venue, a private dining room and outdoor dining, plus the pool with private cabanas, a poolside bar and changing rooms. Finally, level three is fitness: a lift lobby, a fitness studio, a movement studio and a private training studio.

In total, the plans number 38 spaces across the three levels. For a family living in the building, that is a Thursday night with friends and a Saturday morning with a coach. It is also a Tuesday meeting you would rather not take in an office.

What the Aman Club Dubai plans do not settle

However, only two labels sit at the edge of level one, “Hotel & Facilities” and “Aman Residences”, each beside an arrow. They point in two directions and mark no room as belonging to either side. Levels two and three carry no such labels. So the plans show you the club. They do not show which spaces owners reach from their own lift, or which entrance they use. That is worth asking, and it sits on the question list below.

The club, the hotel and your apartment are three different things

This matters more than it sounds, mainly because buyers routinely merge the three.

  1. Your residence. You get a private lobby and lounge, meeting rooms and an executive boardroom, a 50-metre outdoor pool, a separate family pool and a 100 square metre fitness studio. The site plan puts these under residence-only access, along with a library, a family pool and a multi-function room.
  2. The club. All 9,500 square metres of it, which you join and pay for.
  3. The Aman brand. Discounts and services follow the name rather than the address, and I set them out further down.

Hotel venues are a fourth thing. Nura, the beach club, and the spa belong to the hotel, and nothing published says they come with an apartment.

What it costs, and what that buys

Aman Club Dubai costs USD 200,000 to join, then USD 20,000 a year. Aman Dubai confirmed those figures in September 2026. At the pegged rate of AED 3.6725 that is about AED 734,500 up front and about AED 73,450 a year. No developer document prints a price, so these are the current terms rather than a clause you have signed.

Meanwhile, the figures sit in line with the brand elsewhere. Aman’s own published club plan sets a “$200,000 Initiation Fee”, and Elite Traveler reported 200,000 and 20,000 a year on 2 July 2026.

Those totals hold the dues at today’s figure and count nothing you spend inside the club. Aman sets the dues, so a ten-year number is a planning figure rather than a promise. Ask what governs an increase before you join.

The Aman Club Dubai maths, honestly

So say you use the club twice a week. After the first year, the dues work out at roughly AED 700 a visit before you spend anything inside. Put that next to a serious gym, a beach club and a members’ bar bought separately in Dubai. The running cost is not the outlier people expect. The joining fee is.

So at Aman Club Dubai the fee is the real question, not the dues. You are paying it for the door, for the room being quiet when you want it quiet, and for the service level Aman is known for. That is a genuine product. It is also a sunk cost, and the next section says so plainly.

What the Aman Club Dubai fee does not include

Your apartment’s own facilities. Those come with the home, so the fee buys the club, not the pool downstairs.
A discount on Aman hotel rooms. Aman’s published terms give members priority booking and upgrades where available, not a lower rate.
An asset. More on that below, because it is the most misunderstood part of the whole proposition.

What the developer says Aman Dubai owners receive

The sentence that matters reads: “Residence owners receive priority nomination to join Aman Club”, and it adds that the club includes privileged access to Janu Club.

Read it as written. First, you are offered a nomination. Then Aman decides. Nothing published says a nomination guarantees a place. Nor does anything say whether an owner pays the same as anyone else, or whether the position survives a sale of the apartment. Those are good questions rather than red flags, and each one has a document that should answer it.

The brand privileges, with their conditions

These follow the Aman name rather than Aman Club Dubai itself, and owners get them. Each carries the wording printed beside it, which is part of the promise.

What the privileges are worth in practice

If you take four or five Aman trips a year, the Private Office alone earns its place. One contact knows your family, books the villa you like, and moves things when plans change. The rate discount is capped and conditional, so treat it as a courtesy rather than a budget line. Nothing published says how long these last or whether they attach to the home or to you, so pin that down in the contract.

Is Aman Club Dubai worth the money?

Here is the case both ways on Aman Club Dubai. Then you decide.

The case for joining Aman Club Dubai

Scale you cannot buy twice. I know of no other Dubai address that puts a jazz venue, racquet courts, a 500 square metre fitness centre, a pool with cabanas and a full events floor behind one door. Better still, it sits on a private beach, on the same plot as your home.

Service. Aman’s operating standard is why people pay its room rates, and the club carries the same staffing intent.

A room that stays quiet. Access runs through membership rather than a booking line. Every good venue in Dubai is one viral post away from being full, and a members’ room is not.

Global reach. Members get priority across Aman’s properties, upgrades where available, and the Private Office to arrange them. So if you already travel the brand, that saves real money and real time.

Family. Aman’s published plan lets a member register a spouse or partner, a child or a grandchild, so it can serve a household rather than a person. Numbers sit at Aman’s discretion, and the Dubai rules are not published.

The case against Aman Club Dubai, in Aman’s own terms

It is not an asset. Aman’s published terms are blunt. A membership is “personal to a Member and is not transferrable or assignable”, and it “cannot be collateralized, resold or divided in any manner whatsoever”. In short, you cannot sell it, borrow against it or split it. On death it can pass to one family member, who then applies and pays no joining fee.

Aman can end it. The same terms let Aman revoke a membership “at any time for any or no reason whatsoever”. Dues can change “in Aman Club Company’s sole and absolute discretion”.

Nothing published ties it to your home. Aman’s club document never mentions residences. So if you sell in 2032, nothing says your buyer inherits anything. That is a resale question as much as a lifestyle one.

You already own a lot of it. Your apartment comes with two pools, a gym, a lounge and a boardroom. The club is an addition, not a substitute.

Dubai has cheaper rooms. If you want a good gym and a place to eat well, the city sells that for a fraction of this.

Who it suits, and who it does not

I work with both kinds of buyer, so read this as a fit test for Aman Club Dubai rather than a filter.

It suits you if:

Dubai is a home rather than a stop, and you are in the building most weeks.
Your family will use the courts, the pool and the studios.
Aman is already your brand, four or five stays a year, so the Private Office earns its place.
You entertain, and you would rather host in a private dining room than a restaurant.
You value a quiet room more than a busy one, and you accept paying for the door.

It suits you less if:

You will be in Dubai a few weeks a year, because the dues run whether you visit or not.
You are buying mainly for resale, and you want everything you pay for to be recoverable.
A scene, a network and a crowd is what you want, because this club sells the opposite.
The residence pool and gym will cover what your household actually uses.
You need every cost inside the service charge, with no separate subscription.

The line I would give a friend: buy the apartment for the apartment. If the club then fits your life, join it, and treat the joining fee as spending rather than investing.

The club beyond Dubai

Aman Club Dubai joins a line that started in 2022, at Aman New York, and it now runs there, at Aman Tokyo and at Aman Nai Lert Bangkok. Elite Traveler placed it in those three cities on 2 July 2026, “with 10 more locations currently under development”. On the developer’s figures, Dubai’s will be the largest of them.

What Aman publishes about joining its clubs

Aman posts a club document on its own site, the Aman Members Club Plan. It answers, for the brand generally, most of what buyers ask me.

Who decides. Aman holds the “sole and exclusive authority and power to invite a Candidate”, and may refuse without giving a reason. A refused candidate waits twelve months.

What it costs elsewhere. A “$200,000 Initiation Fee” and “$15,000 Annual Dues Per Club”, with the initiation fee non-refundable. Aman sets dues per club, and the Dubai figure runs above the document’s, which is what you would expect of a newer club.

Who else it covers. A primary member may register others, with availability and numbers at Aman’s discretion. Registration runs to a spouse or partner, a child or a grandchild.

Access elsewhere. Aman grants reciprocal access at its other clubs on limited terms, at its own discretion, so treat it as a courtesy rather than a right.

Two things fall out of that. Across the pages read for this article, no Aman city publishes a line saying owners receive membership automatically, so Dubai’s wording is the norm rather than a cut corner. And where a broker’s claim runs stronger than the brand’s own page, believe the brand.

How the Aman Club has landed elsewhere

The price has held. Spear’s gave New York at 200,000 and 15,000 a year in December 2023. Salon repeated the pair in May 2025, and Elite Traveler reported 200,000 and 20,000 in July 2026. Aman’s head of club, Felicia Marquez, told Elite Traveler the club began in 2022 “in response to strong demand from brand loyalists”, and ten more are being built.

The criticism is worth hearing too. Spear’s read the fees as a statement that “we don’t care who you know, only how much you can pay”. In Salon, Roger Vincent of Summation Capital doubted the networking case. His line: “I don’t think that many people are making exclusive relationships there.”

My read: judge it on the rooms and the service you would personally use. Nobody publishes who the members are, so buying it for the room of people is a bet on something you cannot see.

Janu Club, and what it adds for Aman Club Dubai members

Janu is Aman Group’s second brand. Its Dubai property, in DIFC, carries “the inaugural Janu Club” per janu.com, with the hotel still “on the horizon”. Aman Club members are told they get privileged access to it. Janu publishes no start date or terms, so treat it as upside rather than as part of what you buy today.

Two pools, two gyms, and why the difference matters

When someone tells you the pool is 50 metres and the gym is 500 square metres, they are describing two different places.

Before you commit to Aman Club Dubai, ask for each answer in writing, and ask which document it will sit in. If it is not in a signed document, it is not yet a term of your purchase. How I checked the Aman Club Dubai figures

I read the Aman Residences Dubai developer documents page by page, in the 44-page apartment presentation and the one-page fact sheet. Neither prints a date, so the stamp on this page is the month I read them. I checked the club levels on the plans themselves for any line separating hotel from residences, and there is none. The site plan and the three club level plans appear on this page with the developer’s marketing material, labelled indicative and subject to change.

On the brand side I used Aman’s published club plan and its property and residence pages for New York, Miami Beach, Beverly Hills and Dubai. I also read janu.com. All of them on 17 and 18 September 2026. I take press figures from Spear’s (19 December 2023), Salon (30 May 2025), Elite Traveler (2 July 2026) and The Real Deal (2 April 2025), each named where it is used. I keep quotations short and verbatim, and I paraphrase facility lists.

The Dubai joining fee and dues came from Aman Dubai in September 2026 and are current as of that month. No developer document prints them, and I collect them in writing for client files.

Dates, rates and what “not published” means

Where this page says something is not published, it means one thing. It does not appear in the developer’s documents, or on the first-party pages above, as of 18 September 2026. Dollar figures convert at the pegged rate of AED 3.6725. The fact sheet expects completion in early 2030, and the hotel runs 98 keys. H&H’s own project page showed 2029 when I read it on 19 September 2026, and The National reported “78 residences and four villas” due for completion in 2028, on 30 January 2025. I use the fact sheet figure because it is the document a buyer is given, and the contract settles it either way.
