Mina Rashid is a waterfront district in Dubai, built by Emaar with P&O Marinas on the site of Port Rashid, the city’s first modern port. Emaar launched it in May 2019 and now markets it as Rashid Yachts and Marina. It sits next to old Dubai, about 15 minutes from the airport by Emaar’s estimate. New homes there sold at a median of AED 2,802 per square foot in 2026 so far (DLD, n=106). Most pages about Mina Rashid Dubai are sales pages. This one is a guide. It covers what is built, what is still a promise, and what things actually cost, with sources.
From Port Rashid to Rashid Yachts and Marina
Port Rashid opened in 1972 as Dubai’s first modern port. Cargo moved to Jebel Ali years ago, and the docks became the city’s cruise hub. The Hamdan bin Mohammed Cruise Terminal operates there today, and Port Rashid remains an active DP World port.
In May 2019, Emaar and P&O Marinas launched a plan to turn part of the port into a residential district. The stated value was AED 25 billion. The masterplan covers about 6.8 million square feet across seven mixed-use districts, per Emaar’s launch materials.
Two fixed points anchor the place. The first is the QE2, the retired ocean liner, berthed permanently as a floating hotel. The second is the marina itself, run by P&O Marinas, which takes berth bookings today. On berth numbers, the record is messy. Emaar’s current masterplan page says 400 wet berths for yachts up to 100 metres (checked 26 July 2026). Earlier Emaar materials and most press reports say 430. P&O’s own site publishes no total at all. Treat “about 400” as the honest figure until the operators agree in print.
The 21 projects and when they hand over
Mina Rashid holds 5,193 residential homes across 21 projects, per Property Monitor unit records. Emaar has sold at least 78.1% of them: 4,057 units carry a DLD developer sale between 13 February 2020 and 8 July 2026. The true figure is higher, because the DLD extract starts in 2020 and Seagate launched in May 2019. Seagate is sold out.
Only Seagate is finished and lived in today. Everything else is under construction or not yet started. The handover queue, on DLD best-estimate dates, looks like this:
Handover years are estimates, and dates slip. The 2028 wave is the one to watch: nearly 2,000 homes in one year. Dates for every building sit in our handover tracker, which is updated as DLD inspections move.

Living there today: what is open and what is a promise
Here is the honest split as of late July 2026.
Open now: the marina, taking bookings through P&O. The QE2, operating as a hotel under Accor, with rates published into 2027. The cruise terminal, which runs a busy winter season. A small leisure cluster at the Marina View Complex, including a bowling centre, padel courts, a gym and cafes, shown as operating venues on P&O’s own site. Seagate, handed over from September 2025, with tenant contracts registered from January 2026.
Promised, with no published date: “Dubai Mall by the Sea,” the district’s headline retail project. It has no confirmed opening date, and it no longer appears on Emaar’s community page at all (checked 26 July 2026). Do not confuse it with Dubai Square at Dubai Creek Harbour; they are different projects. The floating yacht club is still listed by Emaar, undated. The pedestrian harbour bridge and several district parks have no announced dates either.
In between: the roughly 500-metre canal pool and the roughly 12,600 square metre beach are the community’s signature amenities, and they front buildings that are still construction sites. I could not confirm at first-party or news tier that either is open. Until Emaar or a news outlet says otherwise, assume they are not.

What Mina Rashid apartments cost
Emaar’s launch prices climbed hard. Seagate’s first sales printed at a median of AED 1,404 per square foot in early 2020, on a thin base of 7 sales in its first 90 days. Baystar by Vida, launched August 2025, printed a 90-day median of AED 2,978 (n=254). That is a rise of 112% in five and a half years, from a thin starting sample.
In 2026 so far, new Emaar sales have a median of AED 2,802 per square foot (n=106). Resales have a median of AED 2,151 (n=81). That gap of AED 651, or 23%, is a composition effect, not distress: resales draw from the older, cheaper buildings, mostly Seagate and Seascape, while new sales come from the newest, priciest towers. If you are pricing a specific unit, check what actually closed in that building before trusting any asking price. Asking prices in this community run well above the sold record, and a free check against DLD prints can save you six figures.

What homes actually rent for
The rental market is tiny, and that is the most important fact in this section. Exactly 40 residential Ejari contracts exist for all of Mina Rashid, every one in Seagate, signed between 12 January and 6 July 2026. On the clean sample, the median signed rent is AED 70,000 for a 1-bedroom (n=15) and AED 105,000 for a 2-bedroom (n=21).
Against Seagate’s 12-month resale prices, that is a gross yield of 4.0% for both types. After service charges, letting fees and vacancy, the defensible net band is 2.4% to 3.0%. The 5.9% figure brokers quote is rent divided by the 2022 owner’s cost, and is not available to a buyer today.
On service charges: no Mina Rashid project appears in the DLD public Service Charge Index yet (checked 20 July 2026, and again this week with no change). The best guide is Emaar’s sister waterfront towers, whose DLD-verified 2026 budgets run about 17 to 20.5 AED per square foot. Full rent detail sits in our rental yield analysis.
Getting in and out
Road access changed in 2025. The Al Shindagha Corridor upgrade is complete, and the RTA reported corridor travel time falling from 80 minutes to 12 (May 2025). Emaar’s stated drive times are 15 minutes to the airport and 20 to Downtown.
There is no metro station today. The Dubai Metro Gold Line, approved 22 April 2026 per the Dubai Media Office, is planned to serve the area: 42 km, 18 stations, fully underground, with tenders in 2026, contract award expected 2027, and inauguration targeted for 9 September 2032. That is a six-year wait, and rail dates move.
Who it suits, and who it does not
It suits boat owners, first and clearly: berths, service yards and customs clearance at the marina are real and working today. It suits buyers who want a new-build Emaar waterfront home near old Dubai and the airport, and who can wait out a construction phase. It suits patient off-plan buyers who accept estimate dates.
It does not suit anyone who needs a finished neighbourhood now. Schools, clinics and serious retail are outside the district. It is a weak fit for income investors: 40 rental contracts is not a rental market yet, and 2.4% to 3.0% net is thin. And anyone buying for 2028 delivery should understand that about 1,900 homes are due that year, which is a lot of keys at once. What is Mina Rashid?

Who is the developer of Rashid Yachts and Marina?
Emaar Properties is the master developer. P&O Marinas, a DP World company, runs the marina. Twenty of the 21 housing projects are by Emaar. The one exception is Portside Square, a 408-home project by Ellington Properties. It is the first project inside the masterplan not built by Emaar.

Is the QE2 hotel open?
Yes. The QE2 is permanently berthed at Mina Rashid and operates as a floating hotel and museum under Accor, with bookings and published rates available as of July 2026. It is one of the few finished, working attractions inside the district today, along with the marina and the cruise terminal.
