Drive along Jumeirah Street and cross the bridge where the Dubai Water Canal meets the sea. Then look out toward the water. That strip of new land running out into the Gulf is Dubai Peninsula, a new waterfront address in Jumeirah.
At its far end, H&H plans Aman Dubai: a hotel, 78 apartments in two towers and four waterfront villas. Rosewood is also coming to the same peninsula, and H&H says five hotel brands will lead the destination. This page shows where it all sits and what H&H has announced. It also lists what is still unpublished, and what you should check before you reserve.

Dubai Peninsula in four sentences
Dubai Peninsula is a strip of waterfront land in Jumeirah, Dubai, at the sea end of the Dubai Water Canal. The Dubai Land Department lists the area as Jumeirah Second. H&H describes a destination led by five hotel brands, with Aman and Rosewood named, plus a superyacht marina, a beach, a central park and waterfront dining.
Aman Dubai sits at the tip of the peninsula, per H&H’s April 2026 release, with 82 homes on the DLD register.

Where Dubai Peninsula, Jumeirah, sits on the map
What surrounds Dubai Peninsula on each side

Start with the satellite view on Google Maps, read on 12 October 2026. Dubai’s coast runs from south-west to north-east, so the open sea lies to the north-west. From there, you can see the peninsula run north-west from the canal mouth, straight out to sea. Open Gulf water lies to its north and west.
Across the water to the north-east sits Jumeirah Bay Island, home of the Bulgari resort and residences. To compare the two addresses, read Aman vs Bulgari Dubai. For eight years of Bulgari sale and rent data on that island, see Bulgari Residences Dubai prices.
To the east, however, the land curves around a sheltered bay. On the far shore of that bay, on the mainland, stands the Four Seasons Resort Dubai at Jumeirah Beach. H&H’s November 2025 launch release places the peninsula beside that resort, Jumeirah Bay and the Dubai Canal. Meanwhile, Four Seasons gives its own address as Jumeirah Beach Road, Jumeirah 2. So the resort is a neighbour on the mainland, not part of the peninsula.

The road in
Finally, to the south lie the canal mouth and Jumeirah Street. On the satellite view, the current mapped access is one road in, from Jumeirah Street beside Dubai Canal Marine Transport Station 1. That shows today’s map, not the final access plan. For the homes along the canal side of Jumeirah, see The Rings by PMR review.
How far Dubai Peninsula is from DIFC, Downtown and the airports
Google Maps cannot plan a route from inside the site yet. So every time below starts at the peninsula’s road entrance on Jumeirah Street. As a result, the Aman end sits about 0.8 km further in, in a straight line. Each time is the range Google gave for a departure at 10:00 on Tuesday 13 October 2026, read on 12 October 2026.

| From the peninsula entrance to | Typical time by road | Distance by road |
|---|---|---|
| Downtown Dubai (Dubai Mall) | about 10 to 18 minutes | 9.3 km |
| DIFC (Gate area) | about 12 to 20 minutes | 10.7 km |
| Burj Al Arab | about 16 to 26 minutes | 15.4 km |
| Dubai International Airport, Terminal 3 | about 18 to 30 minutes | 21.9 km |
| Al Maktoum International Airport (DWC) | about 40 to 55 minutes | 54.5 km |
In a straight line, Burj Khalifa is about 4 km from the entrance. However, that figure comes from the map coordinates, not from a route. The peninsula road also joins Jumeirah Street at the entrance itself, so the beach road is right there.
The developer’s documents print their own approximate times. By contrast, the table uses one dated read, so you can repeat it yourself on any day.
Four names for one place
You will see this place under four names:
- Jumeirah Second: the area the DLD register uses for Aman Residences Dubai.
- Dubai Peninsula: H&H’s name, and the name on Aman’s English website.
- Jumeirah Peninsula: an older name you may still see in press and search results.
- Peninsula Dubai: Rosewood’s name.
This page uses Dubai Peninsula. However, if you search the DLD register, look under Jumeirah Second.

What H&H says the Dubai Peninsula masterplan will include
H&H unveiled Dubai Peninsula in late November 2025, in a launch release. Since then, its releases have named the parts below:
- Aman: a hotel, Aman Residences, an Aman Spa, the private Aman Club and several dining venues. Aman Group is the brand, in partnership with H&H, per H&H’s April 2026 release. Kerry Hill Architects designed it.
- Rosewood: Rosewood’s first hotel and residences in Dubai.
- Superyacht marina on one side, with promenades, boutiques and restaurants.
- Beach on the other side, with a beach club.
- Central park with walking routes that link the beach, the marina and the promenades.
What H&H said in March 2026
In a statement carried by Middle East Construction News on 31 March 2026, H&H described “hospitality destinations led by five world-class brands”. It also described a private beach of about 1 km facing the sunrise, a central park of about 1 million sq ft, and a loop of almost 2 km linking the parts. In addition, H&H said infrastructure work across the masterplan had reached 20%. So far, however, H&H has named only two of the five brands.

The design names
In addition, H&H’s launch release names the design talent: Jean-Michel Gathy, Richard Rogers, Kerry Hill, Bjarke Ingels, Hopkins, Banda and Joyce Wang. For who builds and delivers the Aman part, and what H&H has finished elsewhere, read H&H Development Dubai.
Where the land comes from
The land sits where the Dubai Water Canal meets the sea. Dubai inaugurated the canal on 9 November 2016. H&H describes the peninsula as developed by H&H, and this page stops there.
What is not published about Dubai Peninsula yet
Several things a buyer would want are missing from the public documents, as of 12 October 2026:
- the total area of the masterplan
- a phasing plan or a timetable for the destination as a whole
- the number of marina berths (H&H mentions superyacht berthing but gives no count)
- the names of the shops and restaurants
- any school, clinic or mosque on the peninsula
- any office building, even though the destination website offers “Offices” in its enquiry form
None of these is a red flag on its own. They are simply questions that have no published answer yet. If a berth matters to you, the questions in the boat owner’s guide to Rashid Yachts and Marina apply here too.
What is announced around the Aman plot
Rosewood, the named neighbour
Rosewood’s own page places its project “on the shores of Peninsula Dubai”. Its release of 5 August 2025 lists a 195-key hotel with eight private garden villas. Beside the hotel, a residential tower will hold 63 residences, alongside five beachfront villas. Rosewood says the project is scheduled to open in 2029, a target rather than a fixed date, and that it is developed in partnership with H&H.

A third hotel brand, reported
In August 2026, What’s On and La Revue des Hôtels reported that H&H’s chairman named Capella for a 106-room hotel on Dubai Peninsula, in an interview with Bloomberg. However, the two reports disagree on the opening year: one gives 2029, the other says to be confirmed. Yet neither H&H nor Capella has published a release, as of 13 October 2026. So this page treats Capella as reported, not announced, and does not tie it to any plot.

The plot beside Aman
H&H’s December 2025 drone footage labels the plot beside Aman “Branded Hotel”. Even so, H&H has not announced a brand for that plot, as of 12 October 2026. For that reason, this page does not guess which brand it will be.
Peninsula Dubai Residences
Besides these, the DLD register lists Peninsula Dubai Residences, two towers with Dubai Peninsula L.L.C as the registered developer. H&H’s own project list does not include it, as of 12 October 2026. Separately, Dezeen reported in April 2025 that the architects RSHP designed a marina-side scheme named Peninsula Dubai for H&H.
The rest of the coast
For the other branded addresses along this coast, and what life after handover looks like there, read Jumeirah beachfront branded residences. Also, Jumeirah Asora Bay reviews another branded beachfront scheme on the same coastline.

What the documents say about Aman’s position on Dubai Peninsula
The tip, in H&H’s words
H&H’s April 2026 release describes Aman Dubai as “Positioned at the tip of Dubai Peninsula”. H&H’s project page adds that it sits at the end of the Dubai Water Canal. On the satellite view, the sea end of the peninsula faces open water to the north and to the west.
However, H&H’s own December 2025 footage shows the “Branded Hotel” plot beside Aman. So this page does not rank the plots by how far out they sit.

A private beach, in Aman’s words
Aman’s website says the residences are “fronted by a private stretch of white sand beach”. H&H’s project page also promises direct access to the beach. In addition, Aman’s site says hotel guests as well as residents will use the facilities. Still, no public document yet sets out the residents’ own beach terms. That is why the beach appears on the list below.

Few homes, and one named branded neighbour
The DLD register, read 12 October 2026, lists 82 homes for Aman Residences Dubai (project 3461): 78 apartments in two towers and four waterfront villas. However, the developer has not published a plan for the villas.
Next, to see how each apartment is laid out, and what the plans say about views, read Aman Residences Dubai floor plans. The developer’s site plan, with the residents’ entrance and the beach, appears in Aman Club Dubai. For how this address prices against Aman homes in other cities, see Aman residences prices worldwide.
Rosewood is the only other branded residence H&H has named on the peninsula so far, out of the five hotel brands it describes. That is true today. Even so, it is not a promise about the plots still unannounced.
Who the Dubai Peninsula setting suits, and who it does not
The setting suits you if:
- you want a beach and the hotel’s services on the same site as your home
- you work in DIFC or Downtown, about 10 to 20 minutes away by road at 10:00 on a weekday
- you can wait for a completion the developer’s documents give as early 2030
It suits you less if:
- you need to move in before 2030; a finished building is a different choice, and off-plan vs ready explains the trade
- you want a finished neighbourhood around you now, since H&H has published no timetable for the rest of the peninsula
- you need a confirmed marina berth, because H&H publishes no berth count

Four things to confirm about Dubai Peninsula before you reserve
- Plan north. The apartment plans print a north arrow. Ask whether it is true north, because that decides which homes face the sea.
- The plot beside Aman. Then ask what is planned there, how tall it will be, and when work starts.
- Beach access for residents. Ask for the terms in writing: who may use the beach, at what hours, and how residents share it with hotel guests.
- Building work around your home. At the DLD inspection recorded on 10 August 2026, Aman stood at 0.92% (0.02% on 24 April 2026). Rosewood, by contrast, stood at 0.04% at the same inspection date. Both figures come from the register as read on 12 October 2026, so they do not describe the site today. The developer’s documents give early 2030 for Aman. So ask which neighbouring plots are planned to be under construction around then.

One fact on price
32 Aman homes have a recorded sale between June 2025 and August 2026, at a median of AED 13,450 per sq ft. In addition, Aman Residences Dubai price shows how that figure was counted. Dubai Peninsula: questions buyers ask
Where is Dubai Peninsula in Dubai?
Dubai Peninsula is in Jumeirah, at the sea end of the Dubai Water Canal, in the area the Dubai Land Department lists as Jumeirah Second. Open Gulf water lies to its north and west. The Four Seasons Resort Dubai at Jumeirah Beach stands on the mainland beside it. Jumeirah Bay Island lies across the water to the north-east.
How far is Dubai Peninsula from DIFC?
Google Maps gave about 12 to 20 minutes by road, over 10.7 km, from the peninsula’s entrance on Jumeirah Street to the DIFC Gate area. That was for a departure at 10:00 on Tuesday 13 October 2026, read on 12 October 2026. The Aman end is about 0.8 km further in.
Who is developing Dubai Peninsula?
H&H describes Dubai Peninsula as developed by H&H, a Dubai developer working since 2007, per its own site. For Aman Dubai, H&H works in partnership with Aman Group, per H&H’s April 2026 release. Rosewood says it works in partnership with H&H too. The DLD register names Blackwood Development L.L.C as the registered developer of Aman Residences Dubai.

What else is being built on Dubai Peninsula?
H&H describes five hotel brands and has named Aman and Rosewood, plus a superyacht marina, a beach club and a central park. Rosewood plans 63 residences and five beachfront villas. Press reports in August 2026 name Capella for a 106-room hotel, with no release yet. The DLD register also lists Peninsula Dubai Residences.
Is the beach at Aman Dubai private?
Aman’s website describes the residences as fronted by a private stretch of white sand beach. H&H’s project page promises direct beach access. Aman’s site also says hotel guests as well as residents will use the facilities. Residents’ own beach terms are not published yet, so ask for them in writing before you reserve.
Is Dubai Peninsula an island?
H&H and Aman both call it a peninsula, not an island. On the satellite view, the current mapped access is one road in, from Jumeirah Street beside Dubai Canal Marine Transport Station 1. That shows today’s map, not the final access plan. Jumeirah Bay Island, home of Bulgari, is a separate island across the water to the north-east.
When will Aman Dubai be finished?
The developer’s documents give early 2030 as the expected completion, and say milestone dates may change. H&H’s project page lists 2029, and the DLD register 31 December 2028. At its 10 August 2026 inspection, the register showed the project at 0.92%. Your sale contract sets the date that binds.
