Mina Rashid is Emaar’s waterfront district on the old Port Rashid site, next to old Dubai. Emaar markets it as Rashid Yachts and Marina. It holds 5,193 homes in 21 projects. Seagate was the first building to finish, in 2025, and the rest hand over from 2026 to 2030. This page brings the key facts and all my Mina Rashid property guides together.

The buildings
21 projects, five delivery groups
Mina Rashid is being built in waves. Most homes are still under construction, so the year you get keys matters as much as the building.

| Keys | Homes | Projects |
|---|---|---|
| Finished, 2025 | 282 | Seagate |
| 2026 to 2027 | 1,310 | Seascape, Clearpoint, Avonlea, Bayline and Sunridge |
| 2028 | 1,925 | Led by Marina Views, with 545 homes |

| 2030 | 563 | Aurea, Fior 1 and Fior 2 |
| Total | 5,193 | 21 projects |
Homes from Property Monitor unit records. Years are DLD best estimates, read July 2026, and dates can slip. Portside Square is the first project in the masterplan not built by Emaar. In 2028, 1,243 homes are due in the last quarter alone.
The homes
Mostly one and two bedrooms
One and two bedroom homes make up 84.5% of everything built here. That is why they have the deepest sales record. Three bedrooms are rarer, and their record is thin.
| Size | Homes | Share |
|---|---|---|
| Studio | 54 | 1.0% |
| 1 bedroom | 2,195 | 42.3% |
| 2 bedrooms | 2,190 | 42.2% |
| 3 bedrooms | 724 | 13.9% |
| 4 bedrooms | 30 | 0.6% |
From Property Monitor unit records. All 54 studios are in Portside Square. Sunridge has no three bedroom homes.
Prices
How to read a Mina Rashid price
I keep live prices in the guides, where each figure carries its date and sample size. These five points hold whatever the market does.
- Asking prices here run well above what has actually registered. Price a home on DLD sales in its own building, not on listings.
- Resales sit below new Emaar sales because they come from older buildings, launched at lower prices. That gap is about age, not distress.
- About a quarter of registered resales, 87 of 355 up to 8 July 2026, sit at exactly Emaar’s original price. They are not proof of value, so leave them out when you compare.
- It has been a cash market. Only 10 of 4,412 registered sales up to July 2026 carry a mortgage, so speak to your bank early.
- No Mina Rashid project appeared in the DLD service charge index when I last checked, in July 2026. Ask the seller for the latest invoice.
Living there
What is open, and what is still a promise
- Open: the marina, run by P&O Marinas and taking bookings.
- Open: the QE2, the old ocean liner, now a hotel run by Accor, and the cruise terminal.
- Open: a small leisure cluster by the marina, with bowling, padel, a gym and cafes.
- Promised, no date: Dubai Mall by the Sea, which no longer appears on Emaar’s community page, the floating yacht club and the harbour bridge.
- Not confirmed open: the canal pool and the beach. Price them at zero until Emaar gives a date.
Schools, clinics and larger shops sit outside the district. Status as checked for my guides in July and August 2026.

Boat owners
The berth is a separate purchase
Many buyers come here for the marina. It is well equipped, but two companies are involved, and the home and the berth are two contracts.

- Your home does not include a berth. Emaar sells the homes, and P&O Marinas rents the berths under a separate contract.
- Emaar’s published material gives residents no berth right, priority or discount.
- P&O publishes no rate card for this marina. Get the rate, the basin and availability for your boat in writing.
- Published berth counts run from 400 to 454, and the sources disagree. Ask about your size band, not the total.
- On site: fuel, shore power up to 1,600 Amp, customs and immigration, and dry storage. No boatyard is confirmed.
Getting around
By road now, by metro from 2032
Mina Rashid sits beside old Dubai, about 15 minutes from the airport by Emaar’s estimate. Today you come and go by road.
- The Al Shindagha Corridor upgrade is complete. The RTA reported travel time on it falling from 80 minutes to 12, in May 2025.
- Dubai approved the Gold Line metro on 22 April 2026, and the official route names Mina Rashid. The target opening is 9 September 2032.
- No Gold Line station location has been published for Mina Rashid. Maps online that place one are guesses.
- The nearest station today is Al Ghubaiba on the Green Line, about 1.5 km away in a straight line.
How I work on Mina Rashid
One advisor, whether you buy, sell or own
Two Mina Rashid homes of the same size can sit far apart on value, because of the building, the delivery year and how clean its sales record is. Here is what I do for you.
- If you are buying, I price the unit on its own building’s registered sales, with the original price resales taken out.
- I set off-plan prices against ready and near-ready buildings, with the wait to keys counted.
- If you own off-plan, I show you what Seagate’s record says about selling before and after handover.
- If you are selling, I price to the registered sales, not to the listing page.
- If the boat is the point, I put the berth question to the marina in writing and match it to the buildings on your water.
- You deal with me, start to finish.
Questions
Mina Rashid FAQ
What is Mina Rashid?
Mina Rashid is a waterfront district in Dubai, built by Emaar with P&O Marinas on the site of Port Rashid, the city’s first modern port. Emaar launched it in May 2019 and markets it as Rashid Yachts and Marina. It holds 5,193 homes across 21 projects, a working marina and the QE2 hotel.
Can foreigners buy property in Mina Rashid?
Yes. Mina Rashid is freehold, so buyers of any nationality can own a home there outright. Sales in buildings that are still under construction are registered with the Dubai Land Department as an Oqood, and the title deed follows after handover. The DLD fees are the same for every nationality.
Who is the developer of Mina Rashid?
Emaar Properties is the master developer and builds 20 of the 21 housing projects. The other is Portside Square, a 408-home project by Ellington Properties, the first in the masterplan not built by Emaar. P&O Marinas, a DP World company, runs the marina and rents the berths.
Which buildings in Mina Rashid are finished?
Seagate, four Emaar buildings with 282 homes, finished in 2025 and was the first. Seascape, Clearpoint, Avonlea, Bayline and Sunridge are due next, in 2026 to 2027. The biggest year is 2028, with 1,925 homes, and the last projects are due in 2030. Handover dates are estimates and can slip.
Does a Mina Rashid apartment come with a marina berth?
No. Emaar sells the homes, and P&O Marinas rents the berths under a separate contract. Emaar’s published material gives residents no berth right, priority or discount. P&O publishes no rate card for this marina, so get the rate, basin and availability in writing before you commit to a home.
Is there a metro station in Mina Rashid?
Not yet. Dubai approved the Gold Line on 22 April 2026, and the official route names Mina Rashid, with a target opening of 9 September 2032. No station location has been published for the area. The nearest station today is Al Ghubaiba on the Green Line, reached by road.
Why do some Mina Rashid resales show the original price?
Of 355 resales registered up to 8 July 2026, 87 match Emaar’s original price for the same unit, most of them to the dirham. The record cannot show what each one is, such as a family transfer or a flat exit. Either way, they are not proof of today’s value.
