Aman Residences Prices Worldwide: What Is Actually on the Record

Aman residences prices worldwide run from about USD 1,270 per sq ft in Bangkok to about USD 11,400 per sq ft in New York. Aman Residences Dubai sits between those two. Its 32 recorded sales carry a median of AED 13,450 per sq ft. That is USD 3,660 at the pegged rate. Anyone can read those sales on the Dubai Land Department record. Four Aman addresses publish a price you can check. Four publish nothing at all. This article puts each one on a single ladder and states, for every rung, where the number came from.

The short answer, in one place. New York: about USD 11,400 per sq ft on the final sponsor sale, and about USD 6,300 on a 2025 resale, both from deeds on the New York City register. Miami Beach: about USD 5,000 per sq ft, a developer figure for a 2021 pre-sale. Dubai: USD 3,660 per sq ft, the median of 32 sales recorded by the Dubai Land Department. Bangkok: about USD 1,271 per sq ft, a launch price on a 30-year lease. Tokyo, Beverly Hills, Niseko and the Aman resort residences: no published price at any register, developer page or established news outlet.

Aman residences prices worldwide: the four addresses with a price you can check

Today Aman operates residences on four continents. However, only four of those addresses publish a price that survives a check. The test is simple: a public register, a developer document, or an established news report. Here they are, highest rate first.

New York: prices recorded on the city register

Aman New York holds 22 residences above an 83-suite hotel, per aman.com. The building opened in August 2022. Because New York City publishes its deeds, the prices here are not press estimates. Instead, they are documents.

Four of the larger deeds read as follows. A penthouse recorded in July 2022 at USD 75,891,559. A full-floor residence recorded in February 2024 at USD 61,578,785. Another penthouse recorded in July 2024 at USD 135,038,475. Finally, the last sponsor residence recorded in January 2025 at USD 66,000,000.

The rates per sq ft come from those recorded prices divided by floor areas that the press reported. Two published rates bracket what is known. The Real Deal put the final sponsor sale of January 2025 at more than USD 11,400 per sq ft, citing Mansion Global. The same outlet put an August 2025 resale at roughly USD 6,300 per sq ft.

Those two numbers are not a range, and this article does not treat them as one. One is a first sale from the developer. The other is an owner-to-owner trade. The resale also came later in the year, so reading a fall between them would be wrong. They are simply the two rates that have been published, and the other closings carry no reported floor area at all.

The Real Deal reported in January 2025 that Aman New York is “officially sold out”. Today aman.com lists the building for enquiry as a resale only.

Miami Beach: a developer’s pre-sale average

Aman Miami Beach holds 22 residences at 3425 Collins Avenue, per aman.com. In August 2025, The Real Deal reported that the condominium portion “sold out in 2021 for an average price of $5,000 per square foot”, according to the developer’s spokesperson. So the figure is the developer’s own claim, relayed by a news outlet. No public register sits behind it, because no closing can be recorded until the building is finished.

So Miami Beach sits on the ladder at about USD 5,000 per sq ft. The exhibit marks it as reported rather than recorded, and dates it 2021 rather than today.

Dubai: 32 recorded sales, and no resale yet

Dubai is the best-documented rung on this ladder. That is because Dubai publishes both the price and the floor area. The Dubai Land Department record carries 32 sales between 8 June 2025 and 11 August 2026, worth AED 3.29 billion. The median is AED 13,450 per sq ft across those 32 sales, which converts to USD 3,660 at the AED 3.6725 peg.

Meanwhile the recorded range runs from AED 11,417 to AED 17,328 per sq ft, or USD 3,109 to USD 4,718. Two-bedroom homes show a median of AED 13,896, three-bedrooms AED 12,709, and five-bedroom full floors AED 16,904. The two penthouses recorded at AED 422,000,000 and AED 356,232,500. This article shows both and averages neither. After all, they sold 22 days and AED 65.8 million apart on identical floor plates.

One caveat matters more than any of those numbers. All 32 are first sales from the developer. So far, not one Aman Dubai home has resold. The register holds 82 homes, and 50 of them carry no recorded sale at all. Registration can also trail reservation, so the register is a floor for how much has sold, never a ceiling. Bangkok: a 2020 launch price on a 30-year lease

Aman Nai Lert Bangkok has opened. Aman’s own release of 10 April 2025 said the property “has officially opened”. Its launch price appeared in the Bangkok Post’s report on the sales launch, which said prices started “from 450,000 baht per sq m for a 30-year lease”. That sentence is the reporter’s, not a quotation from anyone at the developer, and the page carries no visible publication date.

At the Federal Reserve rate of 4 September 2026, that converts to about USD 1,271 per sq ft. Three things keep it from matching the rungs above. First, it is a launch price from the project’s sales launch rather than a current one. Second, it buys a 30-year lease rather than freehold title. The Nation Thailand also described the ownership as long-term leasehold in 2019. Third, the source page shows no date, so the conversion uses a current rate rather than a rate from a day this article cannot prove. Tenure changes what a number means. A lease runs down toward zero while a freehold does not, so the two are not the same unit of measurement. For that reason the exhibit prints Bangkok’s figure but keeps it off the shared axis altogether, rather than placing it beside rungs it cannot fairly be compared with.

The four addresses that publish no price at all

Half of Aman’s residential portfolio publishes no price that survives a check. That absence is a finding, not a gap in the research. Therefore the exhibit draws it as absence rather than leaving it out.

Tokyo, and the figure that falls apart

Aman Residences Tokyo holds 91 homes on floors 54 to 64 of Mori JP Tower at Azabudai Hills, per Mori Building. The complex opened on 24 November 2023.

A figure of about JPY 44 million per tsubo circulates widely for this building, usually credited to a newspaper. It is not a newspaper figure. Instead it traces to a press release from a Tokyo brokerage in October 2024. Newswires then carried it everywhere, which is why one source looks like many. Dubai has its own version of this problem, and why 87 Mina Rashid prints carry no price information shows what it looks like on a register.

That source also contradicts itself. The same firm’s own buying guide states 4.4 million yen per tsubo, a factor of ten apart. The release calls the sale completed while the guide calls the price an asking price. Worse, the three figures in the release cannot all be true together. One tsubo is 3.306 sq m, or about 35.58 sq ft, so a 1,500 sq m home is about 454 tsubo. At 44 million yen per tsubo that gives roughly 20 billion yen, not the 30 billion the release states.

No first-party or established news source gives a price, a floor area, a tenure statement or a sold-out claim for Aman Residences Tokyo. Therefore Tokyo carries no rung here.

Beverly Hills: two towers, no published rate

Aman Beverly Hills forms part of One Beverly Hills. Cain International’s own project page says phased completion “is expected to commence in early 2028”. Meanwhile aman.com says the hotel opens in 2028. The developer’s March 2026 release describes homes from 2,550 sq ft up to 25,000 sq ft.

Broker pages quote an average of about USD 7,000 per sq ft. However, no developer page, register or established outlet carries it, so this article leaves it out. Two sales claims often repeated alongside it also fail the same test.

Niseko and the resort residences

Meanwhile Aman Niseko will hold 31 residences on Mount Moiwa. aman.com states “Opening 2030”, which corrects a 2027 date still in circulation. Aman publishes no price.

The resort residences follow a different pattern entirely. Amanpuri, Amanzoe, Amanyara, Amanera and Amangiri trade as whole villas, one at a time, usually off market. aman.com publishes sizes for them and never a price. Where prices surface, they are lump sums in magazines and broker listings, never a rate per square foot. As a result, a rate ladder cannot hold resort villas at all. This article therefore leaves them off it.

What each number on the ladder actually measures

A ladder invites the eye to read four rungs as four versions of the same thing. However, they are not. Each rung measures something different, and the differences are larger than the gaps between them.

Finished homes against homes that do not exist yet

New York is finished and trading. Bangkok is finished and open. Miami Beach and Dubai are not built. A price for a finished home carries no construction risk and no delivery date. A price for an unbuilt home carries both. That distinction drives the whole of off-plan versus ready property in Dubai. It also applies across borders without changing shape. A launch price in particular is a different animal from a traded one, as off-plan launch strategy sets out.

Freehold against a 30-year lease

Dubai’s homes are freehold. New York’s are condominium title. Bangkok’s launch price bought a 30-year lease. A rate on a lease and a rate on freehold title are not the same unit of measurement. Both print as dollars, yet they buy different things. One of them expires. That is why Bangkok sits off the axis on the exhibit instead of on it.

Recorded price, reported area

Every rate on this ladder is a price divided by an area, so both halves need a source. In Dubai, both come off the register. In New York, the price is a register document while the area comes from a news report. No source says whether that area runs to the inside or the outside walls. In Miami Beach and Bangkok, the price is a developer statement. The area is whatever the buyer’s floor plan said.

That is why this article grades in four levels rather than two. Recorded means the register carries both halves. Recorded price with reported area sits one step below. Reported means a developer or broker statement in a news outlet. Not published means exactly that.

New York has resold. Dubai has not.

Unlike Dubai, New York also holds resales on its register. One residence recorded at USD 50,604,750 in March 2024 and again at USD 64,000,000 that July, a gain of 26.5%. Another recorded at USD 24,342,000 in March 2023 and again at USD 28,000,000 in August 2025, a gain of 15.0%.

That is New York’s record, and this article draws no inference from it to Dubai. Three structural facts block the transfer. New York had finished and was trading, while Dubai remains off plan. New York holds 22 homes against Dubai’s 82, which is a different liquidity question. Above all, Dubai has no resale record at all, so there is nothing on the Dubai side to compare. Announcement to delivery, in dates only

Because dates get quoted selectively in this market, here they are without adjectives. New York opened in August 2022. Bangkok opened in 2025, and Aman’s release of 10 April 2025 said the property “has officially opened”. The Real Deal reported the Miami Beach condominium as completing in 2024, then 2026, then 2027, in items of August and October 2025. Separately, aman.com gives 2028 for the hotel, which is a different component of the same building. Beverly Hills starts phased completion in early 2028, per Cain International. Aman Niseko opens in 2030, per aman.com.

Where the branded-residence research fits

What the research houses actually measure

Research houses answer a different question from the one this ladder asks. They measure what a brand adds over an unbranded home in the same market. Savills, in its report Branded Residences 2025/2026, puts the global average premium at 33%. Resort destinations sit highest at 39%, up from 34% in 2024. Meanwhile established and emerging cities both average 30%. Savills counts 910 branded schemes globally by the end of 2025. It also ranks Dubai first among cities, with 64 completed and 87 in the pipeline. Khaleej Times reported the same ranking in January 2026.

Knight Frank’s 2023 branded residences report found that “Aman and Six Senses lead with 68% and 67% respectively of their total portfolio” in development pipelines. However, that figure is three years old. It does not appear in the firm’s 2025 survey, so it carries its date here. The current Knight Frank datapoint is regional rather than brand-level. The Middle East holds 26.7% of the global pipeline against 15.9% of live schemes.

Why it does not settle this comparison

Still, none of that explains a gap between two branded buildings. That is a separate question. How to check any of these numbers yourself

Nothing here asks for your trust. So here is the route to each source, in order.

  1. For Dubai, open the Land Department record. DXB Interact publishes the sales for each tower, newest first. The full list shows to users with a valid RERA registration. Because the public view shows fewer rows, the two can look different when they are not.
  2. For New York, open the city register. The New York City Register publishes deeds through ACRIS, and the same index data is available through NYC Open Data. Search the block and lot, then read the consideration on the deed.
  3. Read the developer’s own page before any news report. Delivery dates in particular move, and a 2025 article can state a date that the developer has since changed.
  4. Ask where a rate per square foot came from. A rate needs a price and an area. If a page gives neither source, treat the rate as marketing.
  5. Trace a repeated figure back to its first appearance. A number on 40 websites can still be one press release. That is how the Tokyo figure above survives.

Method and sources

Dubai figures

Dubai Land Department transaction records via DXB Interact, which requires visible credit and shows property numbers only to RERA-registered users. Data through August 2026. The latest recorded Aman sale is 11 August 2026, rechecked on 11 September 2026.

New York figures

Deeds recorded with the New York City Register and published as index data through NYC Open Data. Document reference numbers, in order of the sales named above: 2022000270355, 2024000030677, 2024000177139 and 2025000007256. The resales carry 2024000074125 and 2024000197494, then 2023000059639 and 2025000214540. Floor areas come from The Real Deal and Crain’s New York. No source says whether those areas are internal or gross. For that reason, the New York rate sits one grade below Dubai’s. The two outlets also differ on the final sponsor residence, giving 5,800 and 5,767 sq ft. Against the recorded USD 66,000,000 those areas give USD 11,379 and USD 11,444 per sq ft, so the published “more than USD 11,400” sits on the boundary between them. This article prints the published figure and its attribution rather than a rate of its own.

Exchange rates and conversions

The AED holds a peg of 3.6725 to the US dollar, confirmed against the Central Bank of the UAE. So AED 13,450 divided by 3.6725 gives USD 3,662, which prints here as USD 3,660. AED 11,417 gives USD 3,109 and AED 17,328 gives USD 4,718. The Thai baht stood at 32.89 to the dollar on 4 September 2026, per the Federal Reserve H.10 release of 8 September 2026. At that rate, THB 450,000 per sq m is THB 41,806 per sq ft and USD 1,271 per sq ft. The Bangkok Post page carries no visible date, so a rate from the launch period is not used. For reference, at the 31.31 baht reading of 10 September 2020 the same price would give USD 1,335. One square metre is 10.7639 sq ft.

One tsubo is 3.306 sq m, or 35.585 sq ft. That calculation appears here only to show why this article drops the circulating Tokyo figure rather than converting it.

How the grades work

Recorded: the price and the floor area both come from a public register. Recorded price, reported area: the price is a register document and the area comes from a news report. Reported: a developer or broker statement carried by a news outlet. Not published: no price at a register, a developer page or an established outlet.

What this article drops, and why

A Tokyo rate per tsubo and a Tokyo penthouse range, because both trace to one brokerage press release that contradicts itself. A Beverly Hills average rate and entry price, because only broker pages carry them. A Beverly Hills sales percentage, because no source carries it. A figure for Aman’s total residential sales, because it attaches to a named individual rather than to the company. A Dubai city premium of 38%, because the current Savills edition does not contain it. A name for the July 2024 New York penthouse, because the label used in marketing appears at no acceptable source. An opening date of April 2025 for Bangkok stated as fact, because aman.com publishes no date; the article uses Aman’s own release instead. A residence count for Bangkok, because Aman’s own two pages give 34 and 39 while the launch reporting gave 42. A Dubai scheme count of “70 or more”, because Savills publishes 64 completed and 87 in the pipeline. A sold-out claim for Tokyo, because no acceptable source states it.
